Manager / Senior Manager Acquisitions (Saskatoon)
The Manager / Senior Manager Acquisitions is responsible for developing and executing the company’s land and property acquisition strategy. This role combines market intelligence, financial analysis, relationship management, and transaction leadership to identify opportunities that align with the company’s growth objectives.
The successful candidate will have extensive experience in real estate acquisitions, strong financial and analytical skills, excellent negotiation abilities, and an established network within the development industry.
Key Responsibilities
Acquisition Strategy:
- Develop and execute acquisition strategies aligned with corporate growth objectives.
- Identify, evaluate, and prioritize acquisition opportunities across target markets.
- Maintain a robust pipeline of land and development opportunities.
- Monitor market trends, demographic shifts, and competitive activity.
Business Development:
- Build and maintain relationships with landowners, brokers, municipalities, developers, consultants, and industry stakeholders.
- Source off-market opportunities through proactive networking.
- Represent the company at industry events and community meetings.
Financial Analysis & Due Diligence:
- Lead financial underwriting, feasibility studies, and investment analysis.
- Evaluate project risks, returns, and development potential.
- Coordinate due diligence including environmental, legal, planning, engineering, servicing, geotechnical, and market assessments.
- Prepare investment recommendations for executive leadership.
Negotiation & Transaction Management:
- Lead negotiations for purchase agreements, options, joint ventures, and partnership structures.
- Coordinate internal and external teams throughout the acquisition process.
- Manage transaction timelines from letter of intent through closing.
- Ensure all contractual obligations and conditions are satisfied.
Cross-Functional Leadership:
- Collaborate closely with development, finance, legal, construction, and asset management teams.
- Support entitlement and rezoning strategies during acquisitions.
- Assist with capital planning and investment committee presentations.
Leadership:
- Mentor acquisition team and analysts.
- Improve acquisition processes, reporting, and market intelligence systems.
- Contribute to strategic planning and annual business objectives.
Qualifications
- Bachelor’s degree in Business, Real Estate, Finance, Urban Planning, Commerce, or a related field.
- Master’s degree, MBA, CFA, AACI, or relevant professional designation is considered an asset.
- Minimum 10 years of progressive experience in real estate acquisitions, development, or investment.
- Demonstrated success sourcing and closing complex land acquisitions.
- Strong understanding of land use planning, zoning, entitlement, and municipal approval processes.
- Advanced financial modeling and investment analysis skills.
- Excellent negotiation and relationship management abilities.
- Proven leadership experience managing teams and cross-functional projects.
- Willingness to travel as required.
