Waccamaw Management is hiring an Onsite Community Manger for its corporate office in Myrtle Beach, SC.
The Onsite Community Manager oversees all office, administrative, and maintenance projects to include capital improvements. The General Manager is the liaison among the homeowners, members of the Board of Directors, Committee Members, the association management staff, and maintenance vendors and contractors.
Daily responsibilities:
- Onsite role at the corporate office in Myrtle Beach, SC.
- Work hours are Monday - Thursday, 8am-5pm; Friday 7:30am - 2pm. Occasional nights and weekends due to board meetings and community events.
- Research and respond to inquiries by phone and email.
- Enter and update data and community and homeowner information in the database.
- Assist homeowners with monthly payments and completing architectural review forms. Follow-up with homeowners on the Board’s decision.
- Record and track documents and information.
- Issues violation letters to homeowners and follow-up to ensure remedied.
- Create and send out mass communication by mail and email notifying homeowners of HOA guidelines, maintenance projects, and community events.
- Source vendors, submit RFPs, manage the bidding and vendor selection process, develop vendor relationships, and manage capital projects.
- Prioritize maintenance requests and work orders; schedule and coordinate maintenance vendors and contractors onsite for repairs.
- Prepare board packets and agendas. Coordinate and schedule monthly, quarterly, and annual board meetings.
- Create and manage budgets; review financial reports, interpret Balance Sheet, Income Statement, Operating Expenses, and Reserve Studies.
- Travel to assigned community sites to conduct site visits and inspections.
- Meet and collaborate with onsite staff, homeowners, residents, members of the Board of Directors, maintenance vendors and contractors.
- Walk and inspect property, ensure property is well maintained and HOA Code, Compliance, Rules & Regulations are adhered.
- Implement Board policy and directives within the scope of the management agreement. Works with the board on strategic initiatives, policy governance and association projects.
- Hire, train, and develop staff.
- Other projects as assigned.
- 2+ years of community association experience.
- Knowledge of the Association Board of Directors, the General Manager, and how those roles interface with the requests of homeowners.
- Willingness to obtain and maintain the CMCA credential within the first year of employment, company paid.
- Customer service driven and team oriented.
- Proactive communication skills and forthcoming with ideas and solutions to improve processes, create efficiencies, and reduce expenses.
- Takes ownership and initiative.
- Ability to interpret financials and create budgets, to include Balance Sheet, Income Statement, Operating Expenses, Reserve Study, Delinquency Reports, Variance Analysis, etc.
- Effective project management skills; ability to prioritize and manage multiple projects in various stages of completion and communicate with all parties involved.
- Excellent communication skills (written and spoken) with effective conflict resolution techniques.
