AIM Realty is seeking a Repair Department Manager oversees the day-to-day operations of the company’s residential property repair and maintenance department. The role leads maintenance technicians, coordinates vendors and contractors, manages repair workflows, and ensures work orders are completed safely, efficiently, professionally, and according to company standards.
The manager serves as the connection between property management, residents, property owners, maintenance personnel, and outside vendors. The ideal candidate is an experienced maintenance leader who is highly organized, customer-focused, solutions-oriented, and comfortable managing a high volume of repair requests across multiple residential properties.

Responsibilities

Department Leadership & Team Management
- →Manage, train, coach, and oversee repair/maintenance personnel.
- →Assign daily priorities and work orders based on urgency, technician skills, location, and workload.
- →Monitor productivity, quality, attendance, responsiveness, and adherence to procedures.
- →Develop department procedures, standards, and best practices.
- →Ensure technicians have appropriate tools, equipment, materials, and resources.
- →Address employee performance and conduct issues.
- →Promote a professional, safety-conscious, customer-service-oriented culture.
Work Order & Repair Management
- →Oversee the complete lifecycle of residential repair requests from submission through completion and resident communication.
- →Identify recurring repair issues and recommend preventive/corrective solutions.
- →Negotiate high-cost or complex repairs.
- →Maintain documentation, photographs, invoices, notes, and resident communications in the property-management system.
Vendor & Contractor Management
- →Establish and maintain relationships with qualified repair and maintenance vendors.
- →Obtain and evaluate estimates for larger/specialized repairs.
- →Coordinate scheduling and access between residents, technicians, vendors, and property-management personnel.
- →Monitor vendor performance, pricing, responsiveness, workmanship, licensing/insurance, and compliance.
- →Negotiate pricing and service arrangements.
- →Address vendor performance issues and recommend vendor changes.
Budget & Cost Control
- →Monitor repair and maintenance expenses across the residential portfolio.
- →Review estimates, invoices, and repair costs.
- →Help establish and maintain department budgets.
- →Identify opportunities to reduce unnecessary costs while maintaining quality/service.
- →Monitor materials, inventory, and purchasing.
- →Establish approval thresholds and ensure compliance with company policies.
- →Provide management reports on repair volume, costs, outstanding work orders, and department performance.
Safety, Compliance & Risk
- →Ensure repairs comply with company policies and federal/state/local requirements.
- →Promote safe work practices and proper PPE/tool usage.
- →Ensure licenses, permits, certifications, and insurance documentation are maintained where applicable.
- →Report significant property damage, safety hazards, injuries, environmental hazards, or serious incidents.
- →Maintain repair, inspection, incident, and vendor records.
Required Qualifications
- →Strong knowledge of residential property repairs and maintenance.
- →Ability to manage multiple priorities and high work-order volume.
- →Strong communication and customer-service skills.
- →Excellent organization and time management.
- →Ability to evaluate repair needs and determine appropriate solutions.
- →Proficiency with computers, email, spreadsheets, and property-management/work-order software; AppFolio preferred.
- →Valid driver's license and reliable transportation as required.
Preferred Qualifications
- →Residential property-management experience.
- →Experience managing maintenance technicians and outside contractors.
- →Working knowledge of HVAC, plumbing, electrical, appliances, drywall, painting, carpentry, roofing, and general residential repairs.
- →Property-management and maintenance/work-order software experience.
- →Trade certifications/licenses.
- →Experience managing maintenance budgets and vendor relationships.
- →Knowledge of Texas residential maintenance requirements and local permitting.

Working Conditions
- →Primarily office and field-based.
- →Regular travel between residential properties.
- →Occasional evenings, weekends, holidays, or on-call rotation for emergencies.
- →May enter homes, mechanical areas, garages, attics, crawl spaces, etc.
- →May occasionally lift/carry/move materials and equipment.
- →Exposure to typical residential maintenance environments, including heat, cold, dust, noise, construction materials, and other job-site conditions.
