Permits Manager

bbf: is one of the leading and fastest growing companies in the property market in Cyprus and Greece, offering its clients such services, as property sales, rentals, management, construction, and other related services. Currently, bbf: is enlarging its internal staff, and we are looking for a Permits Manager to join us in Limassol.

Functional Duties

The Permits Manager will oversee all permitting and licensing processes for development projects across Cyprus. This senior role ensures that all necessary consultations, planning permits, building permits and utility connections are obtained efficiently and in compliance with Cypriot laws and regulations. The role requires strong knowledge of local regulatory frameworks, excellent stakeholder management skills, and the ability to navigate complex approval processes with government authorities.

Main tasks and responsibilities:

• Lead and manage the full permitting lifecycle for all development projects, including final approvals and title deeds.
• Ensure compliance with planning authorities’ regulations.
• Oversee preparation and submission of permit applications
• Coordinate with architects, engineers, and consultants to ensure proper documentation and compliance.
• Represent the company in meetings with public authorities and act as primary point of contact.
• Develop and maintain a permitting schedule across all projects to track progress and identify risks or delays.
• Monitor changes in Cypriot regulatory and legal requirements that impact permitting timelines or requirements.
• Lead a team of permitting officers.

Requirements for the position:

• Bachelor degree in Architecture, Engineering, or Management. MBA will be considered as an advantage
• 7+ years of experience in permitting or regulatory affairs in Cyprus, ideally within the real estate or development sector.
• Excellent knowledge of Excel, Outlook, MS Project, and AutoCAD. Knowledge of Procore will be considered as an advantage.
• Fluency in Greek and English (written and spoken) is essential.
• Strong communication, negotiation, and project management skills     
• Proven ability to work effectively with government bodies
• Knowledge of Cypriot zoning laws, planning regulations and building codes
• Strong network within Cypriot regulatory and planning circles (advantage)
