Product Architect

bbf: is one of the leading and fastest growing companies in the property market in Cyprus and Greece, offering its clients such services, as property sales, rentals, management, construction, and other related services.

Currently, bbf: is enlarging its internal staff, and we are looking for a Product Architect to join our Development Team in Limassol.

Main tasks and responsibilities:

• Responsible for providing architectural and technical expertise during the identification, evaluation and acquisition of potential development sites.
• Conduct preliminary architectural assessments of potential land acquisition opportunities.
• Review zoning regulations, planning regulations, building codes, incentive opportunities and land-use restrictions applicable to prospective sites.
• Assess site constraints, including topography, road access, easements, environmental limitations, utilities and surrounding developments.
• Calculate preliminary development efficiency, Gross Buildable Area, Building Density and Unit Mix.
• Support financial feasibility analyses by providing accurate development assumptions and architectural input.
• Coordinate with surveyors, legal advisors and external consultants during due diligence.
• Participate in site inspections and prepare technical evaluation reports.
• Assist in preparing presentations and recommendations for investment committees and senior management.
• Liaise with local authorities regarding planning regulations and development requirements.
• Maintain records of planning regulations and development guidelines.
• Monitor market trends, planning updates and regulatory changes affecting land development.
• Collaborate with internal departments to align designs with project briefs
  

Requirements for the position:

• Bachelor’s or Master’s degree in Architecture (5-year program) or ETEK registration
• 3+ years of experience in architectural design, preferably in real estate development, master planning or land acquisition
• Experience working with developers is highly desirable
• Proficiency in AutoCAD 2D and MS Office
• Experience in BIM (Revit or ArchiCAD) is a plus
• Working knowledge of Cyprus planning/building permits and building regulations
• Fluent in English and Greek (written and spoken)
