Warranty Project Manager

At current, bbf: is expanding the internal team, and we are looking for a Warranty Project Manager to join bbf: care, our property management and client services division. 

The role of Warranty Project Manager will lead the coordination and delivery of warranty rectifications across our residential developments. The role establishes a dedicated ownership layer for warranty resolution, fully separating it from day-to-day maintenance, and acts as the single point of contact and reporting bridge between Clients, Property Management (bbf: care), Development (PPD), Construction teams and Contractors, ensuring warranty issues are resolved efficiently and to the highest quality standards.

Reporting to : Client Relations Executive

Main Tasks include:

• Act as the single point of contact for warranty-related matters after property handover.
• Hold end-to-end ownership and accountability for warranty resolution outcomes — resolution time, quality of fix, and case closure.
• Manage and coordinate the full lifecycle of warranty rectification cases.
• Coordinate snagging works, leakage investigations and major warranty rectifications.
• Review, prioritise and assign incoming warranty requests.
• Coordinate contractors' visits and monitor timely execution of works.
• Conduct site visits to assess reported issues and monitor rectification progress.
• Ensure the quality of completed works before closing cases.
• Maintain regular communication with clients, providing updates throughout the rectification process.
• Set up and maintain the reporting bridge between bbf: care, the developer side (PPD), Construction and the Client, coordinating directly with the construction-site Project Manager.
• Identify recurring technical issues and escalate root causes to the Development and Construction teams.
• Proactively identify weak points and recurring defects with the construction-site team before they escalate into client issues.
• Prepare reports on warranty performance, outstanding cases, response times and recurring defects.
• Maintain accurate documentation and records of all warranty cases.
• Continuously improve warranty procedures, communication and reporting processes.
• Establish and maintain unified contractor rates for rectification works, ensuring cost consistency and transparency.

Requirements for the position:

• Degree in Civil Engineering or a related Engineering discipline.
• Previous experience in construction project management, property management or warranty/aftercare within the real estate industry.
• Good understanding of residential construction methods, defects and rectification works.
• Experience coordinating contractors and multiple internal stakeholders.
• Strong organisational and project coordination skills.
• Excellent communication and client management abilities.
• Ability to prioritise multiple cases in a fast-paced environment.
• Strong problem-solving and decision-making skills.
• Proficiency in MS Office; experience with project management or CRM systems is considered an advantage.
• Fluent English and Russian are required; Greek will be considered an advantage.
• Valid driving license.
