  • 1+ years of Regional Manager experience in the multifamily/apartment industry, overseeing at least 1,000 units across five or more apartment communities
  • Experience leading and developing teams of 20+ employees
  • Strong knowledge of financial management, budgeting, and operational performance
  • Excellent communication, organizational, and interpersonal skills
  • Strong problem-solving abilities with a proactive approach to identifying and resolving issues
  • Exceptional attention to detail and the ability to effectively prioritize and manage multiple projects in a fast-paced environment
  • A positive, collaborative attitude and commitment to providing quality workforce housing and outstanding resident experiences
  • Bachelor's degree in business administration, business management, or a related field (preferred)
  • CPM designation (preferred)
  • Real Estate Broker's License (preferred)
  • Willingness and ability to travel as needed

Responsibilities

As a Regional Manager, you will oversee the operations and performance of a portfolio of properties, including supervising on-site staff, managing collections, leasing, resident turnover, preventive and corrective maintenance programs, purchasing, approving payables, and monitoring overall property performance.

  • Oversee property financial performance, including operating expenses, rent collections, and budget adherence, while partnering with Community Managers to optimize operations
  • Monitor property performance, including leasing activity, occupancy, and unit turnover
  • Review and approve purchase orders, invoices, and accounts payable within established approval authority
  • Guide Community Managers through capital projects and service contracts, assist with obtaining vendor bids, and approve expenditures within budget or secure additional approvals as needed
  • Develop and maintain strong relationships with vendors, contractors, and service providers.
  • Oversee renovation projects and capital improvement initiatives to ensure projects are completed on time and within budget
  • Recruit, hire, develop, and, when necessary, terminate Community Managers in accordance with company policies and procedures
  • Coach, train, and support Community Managers and on-site teams to drive operational excellence and professional growth
  • Conduct regular property visits and inspections to evaluate operations, office procedures, file compliance, vacant unit readiness, curb appeal, safety, and maintenance needs
  • Lead the annual budgeting process, partnering with property teams to forecast operating and capital expenditures
  • Assist with the preparation and submission of quarterly reserve replacement draws with lenders.
  • Prepare and review monthly investor reporting, including financial variance analyses, property performance updates, and key performance indicators
  • Partner with the acquisitions team during due diligence by evaluating property operations and developing renovation and capital improvement budgets


Where you will work:  

This position requires travel throughout Illinois 3–4 days per week to visit properties, with occasional travel to our other Midwest properties.
