Commercial Appraiser Trainee

The Cache County Assessor's Office is seeking an internal candidate to join our team as a Commercial Appraiser Trainee. Under general supervision from the Commercial Property Team Lead or Commercial Appraisal Supervisor, the Commercial Appraiser Trainee performs technical assessment and real property valuation work on a wide variety of real property classifications throughout the County.

The Commercial Appraiser Trainee is a full-time benefited position, generally working Monday - Friday, 8:00 a.m. to 5:00 p.m. All benefits start on the first day! Medical, Dental, Vision, Life, 401k, Utah Retirement System, 14 paid holidays, and 18 days of Personal Leave in the first year. The pay for this position ranges from $25.37 to $28.91 an hour.

RESPONSIBILITIES

• Conducts comprehensive physical inspections of commercial, industrial, and multi-family properties.
• Measures structures, sketches building footprints, and documents construction quality and condition.
• Collects and analyzes market sales, vacancy rates, lease agreements, and operating expenses.
• Appraises real property using Cost, Sales Comparison, and Income Capitalization approaches.
• Utilizes CAMA software and GIS mapping for mass appraisal modeling and data quality control.
• Assists in defending assessed values during tax appeals before the Board of Equalization.

MINIMUM QUALIFICATIONS

Education and Experience: Associate's or Bachelor's degree from an accredited college or university; AND
One to two years of full-time appraisal experience or equivalent office environment experience.

• Valid Utah Driver's License and minimum vehicle liability insurance.
• Licensed Appraiser or Certified Residential Appraiser credential.
• Must obtain Ad Valorem General designation within 18 months.
