The Role
We are seeking an enthusiastic and driven Candidate Property Practitioner to join the Citra property team. This is an excellent opportunity for someone looking to build a career in property under the mentorship of experienced professionals. The successful candidate will assist in the leasing, marketing, and administration of residential properties while working towards full registration as a Property Practitioner under the Property Practitioners Act.
This role requires someone who is presentable, sober, and holds a clean record — you will be representing the Citra brand directly to clients, owners, and tenants on a daily basis.
Key Responsibilities
1. Leasing & Rentals
- Assist with the marketing and listing of available rental units across relevant platforms.
- Conduct property viewings with prospective tenants in a professional and knowledgeable manner.
- Process rental applications, including tenant vetting, credit checks, and reference verification.
- Prepare lease agreements and ensure all documentation is complete and compliant.
- Liaise with incoming and outgoing tenants regarding move-in and move-out procedures.
2. Client & Stakeholder Liaison
- Serve as a point of contact for landlords, tenants, and prospective clients.
- Respond promptly and professionally to telephonic and written enquiries.
- Build and maintain positive relationships with all stakeholders.
- Accompany and support the Portfolio Manager during property inspections where required.
3. Administration & Compliance
- Maintain accurate and up-to-date records of all leasing activity, applications, and correspondence.
- Ensure all transactions comply with the Property Practitioners Act and applicable legislation.
- Assist with the preparation of monthly reports and portfolio updates.
- Support the broader property management team with administrative tasks as required.
4. Property Inspections
- Conduct ingoing and outgoing inspections and compile detailed inspection reports.
- Document and report maintenance issues identified during inspections.
- Follow up with service providers and contractors on outstanding maintenance matters.
5. Professional Conduct
- Represent the Citra brand with professionalism, integrity, and a positive attitude at all times.
- Maintain punctuality and reliability in all client-facing and internal engagements.
- Continuously develop property knowledge and work towards full practitioner registration.
Requirements
Qualifications & Registration
- Must be registered with or in the process of registering with the Property Practitioners Regulatory Authority (PPRA) as a Candidate Property Practitioner.
- Matric (Grade 12) certificate — essential.
- NQF4 Real Estate qualification (completed or enrolled) — advantageous.
- Must be working under a registered Principal Property Practitioner (Fidelity Fund Certificate required).
Experience & Knowledge
- Prior experience in property, leasing, or a customer-facing role is advantageous.
- Basic understanding of the Rental Housing Act and Property Practitioners Act.
- Familiarity with residential leasing processes and documentation.
Skills
- Strong verbal and written communication skills in English (additional South African languages advantageous).
- Proficiency in Google Workspace (Docs, Sheets, Gmail, Drive).
- Ability to work independently and as part of a team.
- Good organisational skills and attention to detail.
- Comfortable using property management and CRM software.
Non-Negotiable Requirements
- Valid, unendorsed South African driver’s licence — essential.
- Own reliable transport — essential.
- Sober habits — non-negotiable.
- Clear criminal record — non-negotiable.
- Clear credit record — non-negotiable.
- Solid and verifiable references.
