This is a remote-working role for a New Zealand-based individual, working within the New Zealand time zone, with travel as required.

The Compliance Officer & Licensed Agent will play a pivotal role in ensuring eXp New Zealand operates in a legally compliant, professionally responsible, and operationally sound manner. This role will oversee compliance across eXp’s growing network of licensed salespeople and will hold responsibility for key regulatory, supervisory, privacy, health and safety, and AML/CFT functions.

The role combines regulatory compliance with the supervision of salespeople under the Real Estate Agents Act 2008. You will act as eXp New Zealand’s AML/CFT Compliance Officer and Privacy Officer, while also overseeing the company’s supervision framework, policies, procedures, complaints, training, and regulatory requirements.

  • AML/CFT Compliance: Act as the appointed AML/CFT Compliance Officer, maintaining eXp New Zealand’s AML/CFT risk assessment and compliance programme, overseeing customer due diligence, escalated reviews, reporting obligations, audits, and annual compliance requirements.
  • REAA Compliance & Supervision: Hold responsibility for the supervision of licensed salespeople, ensuring appropriate supervision levels, licensing, CPD, agency agreements, appraisals, advertising, vendor disclosures, and other real estate compliance requirements are appropriately managed.
  • Policies & Procedures: Own and maintain eXp New Zealand’s compliance policies, procedures, supervision plan, templates, checklists, registers, and supporting documentation, ensuring they remain current and practical for the agent network.
  • Regulatory Monitoring: Monitor changes to legislation, regulatory guidance, and relevant decisions affecting the business, translating these changes into practical actions, updated documentation, and clear communication for the network.
  • Training & Education: Design and deliver compliance training for the agent network, including induction, AML/CFT training, regulatory updates, and targeted training based on identified risks or compliance themes.
  • Complaints & Breaches: Manage the company’s internal complaints process, investigate compliance breaches and complaints, document findings, and support responses to regulatory or disciplinary matters where required.
  • Health and Safety: Act as Privacy Officer and oversee privacy practices, privacy breach requirements, and the company’s health and safety framework, including considerations relating to remote work, open homes, vacant properties, and other potential hazards.
  • Agent Engagement & Onboarding: Oversee compliance elements of agent onboarding and offboarding, including licence verification, vetting, supervision assignments, systems access, documentation, and record retention.
  • Reporting & Governance: Provide regular compliance reporting to the Licensee and Board, highlighting regulatory developments, complaints and breaches, supervision status, AML/CFT activity, audit findings, and remediation progress.

Requirements

  • Current Agent licence under the Real Estate Agents Act 2008
  • New Zealand Certificate in Real Estate (Level 6) or higher
  • At least three years experience in a leadership role that involves one or more of the elements of this role
  • Strong working knowledge of the AML/CFT Act 2009 as it applies to the real estate industry
  • Strong understanding of the Real Estate Agents Act 2008 and Professional Conduct and Client Care Rules 2012
  • Experience developing, maintaining, and implementing policies, procedures, and compliance documentation
  • Experience designing and delivering training to a dispersed or remote group
  • Clean licensing and disciplinary record
  • Ability to satisfy AML/CFT vetting requirements, including New Zealand Police vetting
  • Entitlement to work in New Zealand
  • Previous experience as an AML/CFT Compliance Officer for a reporting entity
  • Experience supervising salespeople across multiple regions or within a remote/cloud-based brokerage
  • Experience working within a contractor-based real estate agent model
  • Legal, regulatory, audit, risk, or compliance experience
  • Experience across commercial, rural, business, and residential real estate
  • Familiarity with Te Ture Whenua Māori Act 1993 and Māori land matters
  • You have a high level of digital confidence.  As we are a remote working business, technical capability is essential, including the ability to comfortably navigate online systems, software and technology independently.
  • You are comfortable making difficult compliance decisions while maintaining strong professional relationships.
  • You can translate complex legislation and regulatory requirements into clear, practical guidance.
  • You are highly self-directed and able to identify compliance priorities without needing to be prompted.
  • You are evidence-minded and understand the importance of maintaining records that can withstand audit or regulatory review.
  • You are comfortable providing supervision and guidance remotely across a geographically dispersed agent network.
  • You have strong written and verbal communication skills and can build trust while maintaining appropriate regulatory boundaries.
  • You will be supported and work collaboratively with a strong local administration team, and experienced country and regional leadership.
