Responsibilities
~1 min read- →Responsible for managing all real estate matters for renewable energy projects
- →Managing all title matters including preliminary searches, proforma negotiations, and obtaining all required endorsements and policies needed for financial closing.
- →Manage all title insurance company relationships
- →Commissioning and reviewing ALTA surveys
- →Curing all title matters needed for title policy issuance. This includes managing outside resources such as consultants and legal
- →Lease preparation and review
- →Execution of lease options and purchase options
- →Obtain all required easements and crossing agreements with support from project developer
- →Assist commercial team perform real estate diligence
- →Assist Finance and legal group on real estate diligence
- →Prepare real estate data room
- →Manage all negotiations with the title company
- →Obtain title policy and endorsements
- →Obtain all required estoppels, affidavits, or other required documents from debt and equity
Requirements
~1 min read- Minimum of ten (10) years of real estate paralegal experience or title company experience
- At least 8 years of experience with title and survey related work (including review of title commitments, negotiation of title policies and title curative work), leasing, and real estate purchase and sale transactions
- Paralegal certificate (or equivalent experience) required
- Experience with real estate development projects, specifically renewable energy projects
- Proficiency in drafting and reviewing real estate and title curative documents
- Experience in reviewing title work and surveys
- Strong organizational, time management, and oral and written communication skills
- High attention to detail
- Ability to prioritize and meet deadlines without sacrificing quality of work product
- Ability to work independently and collaboratively, depending on the situation
- Excellent interpersonal skills
- Ability to prioritize and meet deadlines without sacrificing quality of work product
- Proficient in MS Office Products, including Word, Excel, Outlook and PowerPoint
- Bachelor's degree preferred, but not required
- Requires excellent understanding of legal and real estate vocabulary
- Strong organizational, communication and management skills
- Able to demonstrate experience dealing successfully with peers, subordinates, management, and unaffiliated third parties
- Detail oriented, creative, intuitive, accurate, hard-working, and professional
- Highly motivated self-starter, friendly personality, and good team player
- Stationary Position: frequently remains stationary up to 90% of the time and sitting up to 8 hours in a day
- Move/Traverse: infrequently bend, stand, stoop and/or walk
- Carry Weight: infrequently carry weight and/or lift objects (light to heavy) weighing up to 10 pounds
- Hearing and Speech: frequently communicates with the ability to hear and talk on a regular basis with employees, coworkers, and all personnel matters; must be able to exchange accurate information in these situations
- Sight: frequent use of sight to detect images on computer, office documents, and office objects near and far
- Climb: occasionally ascends/descends on stairway to get to office upper and lower floors
- Travel: up to 15% as needed

COMPENSATION: $160,000 - $180,000 salary
