SUMMARY

Housing Trust Group (HTG) is a real estate development firm with a build, own, and long-term hold mission, delivering affordable housing (LIHTC, PBV, and RAD) and market-rate communities. The Assistant Vice President of Finance reports to the Senior Vice President of Finance and plays a key leadership role in securing and structuring the debt and equity that bring HTG's projects from acquisition through development, construction, and stabilization.

This position works closely with the Development, Construction, Accounting, Asset Management, and Property Management teams and serves as a primary relationship manager with lenders, tax credit investors, and public funding agencies. This is a senior salaried role in a fast-paced environment that may require time and effort beyond a traditional work week.

ESSENTIAL DUTIES AND RESPONSIBILITIES

The Assistant Vice President of Finance's duties and responsibilities may include, but are not limited to, the following:

Capital Markets, Debt and Equity

  • Lead the sourcing, negotiation, and closing of construction and permanent debt, bridge financing, and tax credit equity for new development and acquisition/rehabilitation projects.
  • Manage relationships with lenders, tax credit syndicators, investors, public funding agencies, and housing finance authorities, serving as a primary point of contact through closing.
  • Structure financing for Low-Income Housing Tax Credit (4% and 9%) transactions, including tax-exempt bonds, soft and gap financing, PBV/RAD subsidy layering, and market-rate deals.
  • Review and negotiate term sheets, letters of intent, loan documents, and partnership agreements in coordination with legal counsel.

Underwriting and Financial Analysis

  • Oversee and review financial models for prospective acquisitions and developments, including sources and uses, development budgets, operating pro formas, tax credit equity calculations, and investor returns.
  • Prepare and present investment memoranda and financial recommendations to the Senior Vice President of Finance and executive leadership.
  • Support preparation of financing applications to state housing finance agencies and local jurisdictions, ensuring financial exhibits are accurate and competitive.
  • Monitor capital markets, interest rate, and tax credit pricing trends and advise leadership on their impact to the pipeline.

Transaction Management and Closings

  • Coordinate the closing process across Development, Construction, Accounting, Legal, and outside parties, managing due diligence checklists and timelines.
  • Oversee construction loan draw and equity installment processes in partnership with the Accounting team, ensuring timely funding and lender/investor compliance.
  • Manage loan conversions, permanent loan closings, and investor milestones, including cost certifications and 8609 coordination.

Portfolio and Asset Oversight

  • Support the long-term financial performance of HTG's owned portfolio in line with its build, own, and long-term hold strategy, including refinancing, recapitalization, and resyndication analysis.
  • Track loan covenants, reporting requirements, reserve balances, and investor obligations across the portfolio.
  • Partner with Asset Management and Property Management to review operating performance and identify financial risks and opportunities.

Department Support

  • Help develop and improve department processes, templates, and reporting standards.
  • Act on behalf of the Senior Vice President of Finance as needed and assist with special projects and ad-hoc analysis.
  • Perform other related duties as assigned.

EDUCATION (OR EQUIVALENT EXPERIENCE)

  • Bachelor's degree in finance, accounting, economics, real estate, or a related field required; MBA or Master's in Real Estate preferred.
  • 4+ years of experience in real estate finance, with demonstrated experience in each of the following:
    • Structuring debt and equity for real estate transactions
    • Closing real estate financings from term sheet through funding
    • Legal review of loan documents, partnership agreements, and closing documents
    • Due diligence for acquisitions and new developments
    • Financial modeling, including development and operating pro formas
    • Financial underwriting of real estate investments
  • Experience with LIHTC transactions (4% and/or 9%) and affordable housing finance is strongly preferred.

SKILLS/KNOWLEDGE/ABILITIES REQUIRED

  • Expert-level Excel skills, including building and auditing complex financial models, development budgets, and tax credit pro formas.
  • Proficiency using AI tools to streamline financial analysis, modeling, document review, and reporting, with sound judgment in verifying AI-generated output.
  • Thorough knowledge of LIHTC program rules, Section 42 requirements, tax-exempt bonds, HUD programs (PBV/RAD), and state housing finance agency processes.
  • Working knowledge of Microsoft Office and Yardi or similar real estate accounting software.
  • Strong negotiation skills and the ability to build lasting relationships with lenders, investors, and public partners.
  • Ability to manage multiple transactions and deadlines simultaneously with a high level of accuracy and attention to detail.
  • Excellent written and verbal communication skills, including presenting financial recommendations to executive leadership.
  • Demonstrated leadership, sound judgment, and decisiveness in resolving business problems and setting priorities.
  • Ability to work effectively with individuals at all levels of the organization and with outside partners.

PHYSICAL REQUIREMENTS

This is largely a sedentary role; however, some lifting (up to 10lbs), walking, bending and standing for short periods of time may be necessary. Occasional travel to project sites, closings, and partner meetings may be required. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.
