We are seeking a Maintenance Supervisor to join our team in the Newport, RI area. The portfolio includes affordable housing in Newport, North Kingstown, and Middletown, RI with occasional support needed in Portsmouth and Tiverton, RI. The selected candidate will ensure the properties are well-maintained, safe, and aesthetically pleasing. The duties and responsibilities will include:  

• →Overseeing, scheduling, and performing in-unit repairs, preventative maintenance, and preparing apartments for new resident occupancy.
• →Overseeing completion of work orders, including light electrical, plumbing, and carpentry work, appliance repair, and general building maintenance.
• →Performing routine inspections and preventative maintenance of buildings, grounds, and equipment.
• →Training and mentoring staff. 
• →Maintaining an elevated level of customer service for our residents. 
• →Working with contractors as needed. 
• →Maintaining inventory and working within a budget. 
• →Scheduling and supervising maintenance personnel.
• →Ensuring the quality of work performed. 
• →Planning and documenting preventative maintenance programs and preparing for property inspections. 
• →Managing the Yardi work order system and communicating with the team about the status of ongoing projects. 

The work hours are 9:00am-5:00pm, Monday-Friday, with on-call duties shared on rotation.
