Main Purpose of Job
This position is the front-line employee responsible for the safe and efficient operation of\r\nessential State office buildings operated by the Department of General Services. The position\r\nperforms the daily work necessary to ensure the proper functioning of all building systems and\r\nequipment found in office buildings, including HVAC, electrical, plumbing and any other\r\nsystems required for the safe and effective operation of modern office structures. The position\r\nreports to a building manager and works in collaboration with other building technicians.\r\n
POSITION DUTIES
Duties for this position include but are not limited to:\r\n- Ensure proper functioning of building systems and equipment. Operate\r\nHVAC, electrical, plumbing, life safety and other critical components within\r\ndesign parameters. Keep buildings and courthouses open at all times for the\r\ntransaction of essential State business.��\r\n- Use Computerized Maintenance Management System (CMMS) to monitor\r\nequipment. Identify potential issues using handheld temperature, vibration and\r\nsonic sensing tools, and verify readings are properly uploaded into CMMS\r\ndatabase. Access CMMS records to help with diagnosing and troubleshooting\r\nequipment malfunctions.\r\n- Complete tasks assigned via CMMS work orders. Respond to requests for\r\nbuilding repairs. Restore equipment to proper operation. Identify need for\r\nadditional building trades support and communicate with building manager for\r\nauthorization to obtain assistance. Coordinate with contractors to perform work\r\nrequiring outside expertise.� �\r\n- Complete preventive maintenance tasks on building equipment. Replace\r\nfilters, belts, hoses and other consumables. Inspect building components to\r\nidentify potential issues and prevent emergency repairs. Track maintenance\r\nschedules and ensure work is done to industry standards.\r\n-�Perform other building maintenance and trades work as assigned.\r\nThis may include but is not limited to repair and replacement of fixtures,\r\nhardware, lighting, ceiling tiles and floor coverings; operation and\r\nmaintenance of motorized and electrical equipment and tools; grounds\r\nmaintenance tasks such as mowing grass, clearing sidewalks and parking lots;\r\ncontainment of hazardous spills and leaks to prevent injury and damage; and\r\nother tasks to keep buildings in top shape.\r\n
MINIMUM QUALIFICATIONS
Education: Graduation from an accredited high school or possession of a high school equivalency \r\ncertificate. \r\nExperience: Three years of experience performing skilled trade work in plumbing, carpentry, electrical, HVAC, locksmith, masonry, painting, or welding work. \r\n*See Special Requirements\r\nsection for motor vehicle operator’s license requirement.*\r\nNote: \r\n1. Candidates may substitute additional years of experience for the required education on a year-for-year basis. \r\n2. Candidates may substitute U.S. Armed Forces military experience at a rank of Corporal/Petty Officer or higher, as a non-commissioned officer in utilities classifications or mechanical maintenance management specialty codes in utility systems repair, on a year-for-year basis for the required experience. \r\n
DESIRED OR PREFERRED QUALIFICATIONS
Strong preference will be given to applicants who possess the\r\nfollowing�preferred qualification(s). Include clear and specific\r\ninformation on your application regarding all qualifications.\r\n- Skilled trades experience in a commercial building setting.�\r\n- Professional training, union certification or completion of a\r\ncertified/accredited training program in a skilled trade, apprenticeship\r\nprogram, or vocational school is preferred.\r\n
LICENSES, REGISTRATIONS AND CERTIFICATIONS
1. Employees in this classification may be assigned duties which require the operation of a motor vehicle. Employees assigned such duties will be required to possess a motor vehicle operator's license valid in the State of Maryland. \r\n2. Employees in this classification who perform electrical work and are assigned to facilities that mandate licensed electricians must possess a current license as a Master Electrician or other appropriate electrician license from a local board or from the Maryland State Board of Master Electricians, 500 N. Calvert Street, Baltimore, Maryland 21202-3651. \r\n3. Employees in this classification who perform work as a plumber must possess a Maryland Journeyman/Gas Fitter License. \r\n
SPECIAL REQUIREMENTS
A motor vehicle operator’s license valid in the State of Maryland is\r\nrequired for this position.\r\n
