The On-Site General Manager serves as the primary point of contact between the Association’s Board of Directors, residents, and vendors — combining full leadership of on-site operations with hands-on, front-line community management for a large, 1,750-home community. This hybrid role requires a dedicated on-site manager who can both direct daily operations and personally handle resident-facing service. Responsibilities span financial and administrative oversight, vendor and work order management, Board support, and day-to-day resident and front-desk service.
Responsibilities
~1 min read- →Serve as the primary point of contact for the Board of Directors, residents, and vendors, providing timely updates and addressing inquiries.
- →Provide daily, hands-on management of the property, including front desk/reception coverage, greeting homeowners, and resolving account questions.
- →Supervise on-site staff and vendors (e.g., admin, maintenance, concierge, valet, security) as applicable to the community.
- →Conduct daily property inspections; open, track, and follow up on work orders through resolution.
- →Manage vendor contracts and coordinate vendor access with security; obtain and compare bids for Board review.
- →Manage amenity and gate access for residents, guests, and vendors, including fobs, codes, and credentialing.
- →Process invoices and maintain budget and financial reporting awareness; maintain and update the HOA binder.
- →Prepare and deliver a weekly Management Report to the Board; prepare materials for Board meetings.
- →Manage amenity reservations and oversee events, including setup and breakdown support.
- →Enforce community guidelines through communication and by sending violation notices as needed.
- →Respond to all calls and emails within 24 hours of receipt.
- →Maintain current knowledge of state and regulatory statutes and the community’s governing documents, policies, and procedures.
- →Build and maintain positive resident relationships, resolving concerns promptly and driving continuous service improvement.
- →Perform other duties as assigned.
Requirements
~1 min read- Valid driver’s license and reliable personal transportation; able to travel to and from client sites.
- Physical ability to lift up to 20 lbs. and to sit, stand, and walk as needed.
- High school diploma or equivalent required; bachelor’s degree from an accredited university preferred.
- At least one year of experience in association management, property management, or a related customer-service field.
- Proficient in Microsoft Office and property management software (e.g., CINC WebAxis, Nabr Network).
- Strong organizational, written, and verbal communication skills; excellent interpersonal skills.
- Able to multitask, prioritize, and resolve issues while maintaining professionalism.
- Friendly, outgoing, and courteous demeanor with a strong customer-service orientation.
- Knowledge of HOA/condominium regulations and procedures preferred.
- Monday–Friday, 8:00 AM–5:00 PM; evenings and weekends as required by demand.
- Works both indoors and outdoors on property; may occasionally require work outside standard hours.
