We are a fast-scaling rural land development team with a distinct competitive edge that separates us from standard real estate "development" or wholesaling companies. We specialize in acquiring large 40-acre land parcels and strategically subdividing them into premium 10-acre lots.
Our core mission is to develop farmland in a moral way—keeping farmland active while simultaneously providing the rural American dream. We are flooded with data, and our front-end deal pipeline is moving incredibly fast. While our backend project management and outbound sales teams are locked down, we need a precise, systems-focused gatekeeper to filter our data.
Your mission is to act as our Data Analyst & Underwriter, parsing through lists of 1,200 raw land opportunities and whittling them down to the top 100 high-margin deals our closing team should focus their energy on. Since this role is heavily systems- and numbers-driven rather than conversational, your absolute attention to detail, analytical competence, and alignment with our team culture are our highest priorities.
Responsibilities
~1 min read- The 1,200-to-100 Funnel: Take massive, raw outbound property spreadsheets and utilize advanced data workflows to clean, sort, and segment the data down to a laser-focused hit list of 100 properties.
- Leveraging Advanced Workflows: You will actively partner with and oversee our internal data tools and AI assistants. You will consciously review system feedback, run data models, tweak custom prompts, and continuously refine the automated system's filtering accuracy.
- Profit Margin Verification: Analyze filtered land opportunities to ensure they meet our strict internal investment criteria. You will evaluate slope, accessibility, and baseline market values to ensure the potential profit margins are bulletproof.
- Target Price Architecture: Determine the exact acquisition price point required to guarantee our target ROI, passing these data metrics directly to our outbound follow-up specialists.

Requirements
~1 min read- Real Estate, Farmland, or Underwriting Context: A strong functional understanding of real estate metrics or development models. Experience with land wholesaling, transaction coordination, property data mapping, or underwriting is highly preferred.
- Tech-Forward Execution: You are incredibly comfortable using modern digital tools and AI assistants (ChatGPT, Claude, custom prompt templates) as a multiplier for your daily brain to speed up research, clean lists, or parse messy data tables.
- Systematic English Competence: Strong, professional written and operational English comprehension. Because this is an underwriting- and system-focused role rather than a client-facing phone role, we prioritize extreme textual accuracy and clarity over conversational eloquence.
- Data Agility: High comfort level working inside advanced spreadsheets (Excel/Google Sheets), matching data across county GIS maps, and updating internal CRMs.
- Direct Business Impact: You are the gatekeeper of our deals. When you pass a high-margin rural parcel to our sales team and they close it, you can point directly to that win as a product of your analytical precision.
