Search Location: Latin America, South Africa
Salary:  1500 - 2000 USD per month + Performance Commission

About the Client:

We are a premier real estate investment firm specializing in off-market acquisitions, complex curative title resolution, and heirship property transactions across high-growth U.S. markets. We help property owners navigate complicated title clouds, probate, and heirship challenges to execute seamless real estate sales.

About the Role:

We are seeking an experienced, mature Acquisition Associate to handle complex curative title and heirship deals from research through closing.

This individual works as an investigator: researching property ownership, building family trees, and locating hard-to-find heirs and interest holders. Once the right people are identified, the Acquisition Associate reaches out, builds rapport, navigates sensitive family situations, and negotiates and secures signed purchase agreements. The role also coordinates with internal team members and title and legal partners to move deals to closing, and assists with selling acquired properties.

This is not a junior role. The ideal candidate is disciplined, patient, and genuinely excited by research, with the maturity to handle delicate family disputes and the stamina to stay with complex, long-running cases until they are resolved.

Role Responsibilities:

Ownership Research & Investigation

  • Research property ownership and title history for properties with complex title situations.
  • Research and build family trees to identify all heirs and property interest holders.
  • Locate hard-to-find individuals using public records, skip tracing, and other research methods.
  • Work alongside the research team to confirm ownership details and identify title issues.
  • Document research findings clearly and accurately.

Heir & Owner Outreach

  • Reach out to property owners, heirs, and other interest holders by phone and other channels.
  • Build rapport and develop a clear understanding of each ownership and family situation.
  • Navigate sensitive family disputes with patience, empathy, and professionalism.
  • Confirm interest in selling from multiple heirs when applicable.
  • Coordinate communication between heirs when multiple parties are involved.

Negotiation & Deal Closing

  • Negotiate purchase prices and contract terms with owners and heirs.
  • Secure signed purchase agreements from all required parties.
  • Work with the internal team and title and legal partners to resolve title issues and move deals toward closing.
  • Follow up consistently with sellers and heirs throughout the process.

Property Sales Support

  • Assist with selling properties the company has acquired.
  • Share property and title information with the team to support the sales process.

CRM & Pipeline Management

  • Maintain accurate notes, research records, and lead updates in the CRM.
  • Track the status of each deal and its interest holders.
  • Manage multiple complex cases and follow-up timelines at the same time.

Requirements:

  • 3+ years of experience in real estate acquisitions, curative title work, title research, heir research, skip tracing, genealogy research, investigations, or a related field.
  • Strong research skills, with experience building family trees and locating hard-to-find people.
  • Maturity, discipline, and the research stamina to stay with complex cases over long periods.
  • Ability to navigate sensitive family disputes with patience, empathy, and professionalism.
  • Strong communication and negotiation skills.
  • Comfortable speaking with multiple family members or heirs about property decisions.
  • Excellent organizational skills and strong follow-up habits.
  • Ability to work independently and manage multiple complex leads.
  • Excellent written and verbal English communication skills.
  • Reliable high-speed internet connection and a quiet, dedicated remote workspace with a professional headset.
  • Availability to work full-time, Monday–Friday, 9:00 AM – 5:00 PM Central Time.

Preferred Qualifications

  • Experience with curative title, probate, heirship, or distressed property transactions.
  • Real estate acquisitions or wholesaling experience.
  • Sales or negotiation experience.
  • Experience with skip tracing, public records, and genealogy research tools.
  • Familiarity with CRM systems such as Podio, HubSpot, or Salesforce.
  • Experience assisting with real estate dispositions or property sales.

Technology & Tools

Candidates should be comfortable working with or quickly learning:

  • CRM platforms (Podio, HubSpot, Salesforce, or similar)
  • Skip tracing tools
  • Public records, county records, and probate court databases
  • Genealogy and family tree research tools
  • Phone, VoIP, SMS, and email tools
  • Google Workspace / Microsoft Office

Success Metrics:

Success in this role will be measured by:

  • Number of signed purchase agreements secured.
  • Number of deals moved to closing.
  • Accuracy and completeness of ownership research and family trees.
  • Success in locating hard-to-find heirs and interest holders.
  • Consistency of follow-up with sellers and heirs.
  • Accuracy and completeness of CRM notes and lead updates.
  • Contribution to the sale of acquired properties.

What the role offers :

  • Training on the company's curative title and heirship transaction process.
  • Support from a dedicated research team.
  • Lead flow and established systems.
  • Deal support from experienced title and legal partners.
  • Challenging, investigative work where persistence directly leads to closed deals.
  • A stable remote position with an established real estate investment company.
