About the company
Our client is growing self-storage portfolio based in South Carolina, currently operating three properties. We are a lean, owner-operated business focused on delivering a clean, safe, and professional experience for every customer. We are replacing a traditional call center with a dedicated, high-performance team member who will become the primary voice of our brand and a key driver of revenue.

About the role
This is not a typical customer service role.

At the company, you are the primary driver of revenue. You will handle inbound calls from prospective tenants and are responsible for converting those leads into paying customers. You are not just answering questions — you are guiding the customer to a decision and confidently closing the rental. Your performance will be measured by your conversion rate, speed of response, and ability to follow up relentlessly until a lead is resolved.

What Success Looks Like

  • Answer 95%+ of inbound calls during your shift
  • Respond to all new leads within 15 minutes
  • Maintain a 25–35%+ conversion rate on inbound leads
  • Ensure every lead has a clear outcome (no “cold” leads left unresolved)
  • Consistently follow up until a decision is made
 

Key Responsibilities

Sales & Lead Conversion (Priority #1)

  • Take ownership of every inbound call from prospective tenants
  • Identify customer needs, present the best unit options, and guide the conversation toward a confirmed rental
  • Confidently ask for the sale and handle objections (especially pricing)
  • Follow up via phone, SMS, and email until each lead is converted or definitively lost
  • Maintain and update the lead pipeline in CRM systems (Cubby + Monday.com)

Customer Support (Existing Tenants)

  • Answer inbound calls from current tenants (payments, access, account questions)
  • Process payments and set up autopay
  • Coordinate move-ins and move-outs (unit assignment, access instructions, lease guidance)
  • Manage shared inbox and respond to all inquiries quickly and professionally
  • Escalate maintenance or access issues through Monday.com

Delinquency & Retention

  • Conduct delinquency outreach calls to recover past-due tenants
  • Work to retain customers and prevent units from going to auction

Performance & Reporting

  • Log every call, lead, and outcome with clear notes
  • Review AI-scored calls weekly and continuously improve performance
  • Participate in weekly performance reviews (conversion rate, pipeline, follow-up activity)
  • Identify patterns in objections, pricing feedback, and competitor mentions

What We’re Looking For

Sales Mindset (Non-Negotiable)

  • You are comfortable asking for the sale on every call
  • You are motivated by hitting conversion targets
  • You take ownership of results, not just activity

Speed & Urgency

  • You understand that responding to leads immediately is critical
  • You operate with a strong sense of urgency and follow-through

Communication

  • Excellent spoken and written English
  • Confident, natural tone — not overly scripted
 

Experience

  • 1+ year in sales, appointment setting, or high-volume inbound calls preferred
  • Experience handling objections and closing deals is a strong plus

Reliability & Work Style

  • Self-starter who can work independently without constant supervision
  • Reliable internet, quiet work environment, and professional setup
  • Available during scheduled Eastern Time hours (real-time role, not async)

Tech Skills

  • Comfortable using CRM systems, VOIP tools, and email platforms
  • Experience with property management or similar systems is a plus
