SquareOne is one of Limassol's most active residential real estate developers, with 20+ projects underway across multiple SPVs and a team of ~35. We are looking for an Accounts Payable Officer to own the AP function end-to-end across our project SPVs and the parent company.

We are seeking a proactive and detail-oriented Accounting Officer to join our Accounting & Finance team.The successful candidate will play a key role in the day-to-day financial operations of our construction projects, with a strong focus on weekly payroll, payment runs, and subcontractor compliance under Article 11B, and will work closely with both the finance team and site operations.

• →Prepares and processes weekly paycheques for site and office personnel, ensuring accuracy and timeliness
• →Takes full responsibility for payment runs — preparation, verification, and execution of supplier and subcontractor payments. Utilise SAP payment wizard feature.
• →Manages subcontractor accounts in line with Article 11B (reverse charge VAT) requirements, ensuring correct treatment and full compliance with payment, reporting, and other tax requirements
• →Records and reconciles transactions in SAP, maintaining clean and accurate ledgers
• →Monitors project costs and assists with cost allocations and job costing across construction projects
• →Create and monitor construction inventory in collaboration with the site operations
• →Liaises with project managers, quantity surveyors, and subcontractors on invoicing and payment queries
• →Supports month-end, quarterly, and annual closing of accounts, reconciliations, and reporting
• →Assists with audits and statutory compliance as required

• Previous experience in construction accounting will be considered as advantage
• Proven, hands-on experience with SAP
• Solid working knowledge of Article 11B reverse charge provisions for subcontractors
• Demonstrated experience running weekly payroll and managing payment runs
• Degree or diploma in Accounting, Finance, or a related field (e.g. LCCI), or equivalent practical experience
• Computer literacy, including strong knowledge of MS Excel
• Excellent command of the Greek and English languages, both verbal and written
• Strong attention to detail, planning and organisation skills, and the ability to meet strict weekly deadlines
• A collaborative team player with excellent communication and interpersonal skills
