Position: Development and Disposals Manager

Hours: Full time, Monday to Friday

Location: London-based, with hybrid working requiring a minimum of three days per week across the office and project sites. Regular nationwide travel is required.

What you’ll be doing

The Development & Disposals team at TT Group are looking to recruit a new member to the current 25 strong team.  We are looking for a detail-oriented individual who is MRICS (with at least 2 years post qualification experience).

This is an opportunity to work in a diverse team with market leading experience of planning / disposal and direct development of properties under our ownership. The extent of the Group’s holdings generates strategy work, valuations, disposals of properties (ranging from £100k to £100m UK wide), progressing planning applications for the optimal use prior to sale or development (residential and commercial) either solely by TTG or in a JV.

What we need from you

• Support and lead on the disposal of a variety of existing commercial property assets from a UK portfolio.
• Organise and assist in completing valuations (development appraisals and DCFs) across a range of property types on both freehold and valuable leasehold properties.
• Contribute and lead on residential and industrial planning applications where appropriate.
• Take ownership of the preparation of sites to the market and the collation of comprehensive due diligence / marketing packs.
• Manage the marketing process with the appropriate agents and progress legal and contract negotiations efficiently through to completion.
• Build and maintain relationships with agents, planners, architects and solicitors.
• Build and maintain relationships with planning consultants and architects.
• Progress Investment Committee reports & present recommendations to senior management.

What skills you’ll bring to us

• RICS qualified with at least 2 years’ experience in either a planning / disposal / development role(s) with a particular interest in candidates who have managed disposals of development sites with and without planning.
• Current knowledge of the commercial and residential property markets, with a strong understanding of the valuation process.
• A proactive and analytical mindset, with a keen interest in planning value add and the disposal of development opportunities.
• Good understanding and experience of argus development appraisal software.
• Strong proficiency in Microsoft Excel and Argus Developer.
• Ability to understand and interpret data/cashflows.
• Excellent organisational skills, with the ability to manage multiple workstreams and meet deadlines.
• Calm and confident negotiator.
• Strong communication (written & presentation) skills for effective collaboration with consultants and stakeholders.
• Client side / agency experience considered.
