Facility Operator
Monitor the regional facilities portfolio, assess alarms and building conditions, coordinate first response, and maintain clear communication through resolution or documented handoff. This non-hands-on role supports continuous operational awareness and works with engineering teams, the Planner/Scheduler, ARE Facilities Services, ARE Asset Services, Security, and vendors.
Responsibilities
~1 min read- →Monitor BAS, alarms, remote systems, work queues, equipment status, utilities, impairments, and planned shutdowns. Validate alarms and identify abnormal readings, recurring issues, and degrading trends.
- →Triage events by severity, tenant impact, asset risk, redundancy, life safety, and business continuity. Perform only approved remote troubleshooting and adjustments within written procedures.
- →Dispatch and coordinate engineers, Security, and vendors through established escalation paths. Provide system context, track response and restoration, and escalate delays or unresolved risks.
- →Maintain incident ownership through resolution or documented transfer. Issue timely alerts and updates with impact, mitigation, owner, estimated resolution, and the next update time.
- →Create Angus work orders and maintain complete incident logs, callout records, and shift handoffs. Track temporary controls and disabled alarms until resolved, and coordinate follow-up with the Planner/Scheduler.
- →Review alarm patterns, trends, setpoints, schedules, and system efficiency. Route findings to engineering leadership and support proactive maintenance, root-cause review, and reliability improvements.
- →Support after-hours maintenance, shutdowns, site access, response readiness, and incident reviews. Prepare shift summaries and performance reports, including avoided dispatches and overtime when supported by data.
No physical maintenance, testing, repairs, or field inspections. Engineering leadership retains authority for repair strategy, operation outside approved procedures, staffing, and return to service. The Planner/Scheduler owns planned work, scheduling, backlog, and follow-up tracking. ARE Asset Services aligns tenant priorities and communications but does not assign engineering personnel. Escalate uncertainty rather than exceed training or authority.
Requirements
~1 min readHigh school diploma or GED required. Technical education and 3–5 years in building operations, controls, monitoring, or service coordination preferred. Working knowledge of HVAC, central plant, BAS, electrical distribution, emergency power, utilities, and life-safety fundamentals. Strong triage, communication, documentation, and independent judgment. Proficiency with BAS, Angus or comparable CMMS, Teams, Outlook, and Excel. Experience in operationally sensitive environments is desirable.
Operations-center setting with sustained use of digital systems. Overnight, weekend, holiday, or rotating coverage and occasional training visits may be required. Performance includes timely acknowledgment and escalation, reliable updates and handoffs, accurate records and reporting, documented closeout, work-order capture, and identification of recurring conditions.
