  • Manage the timeline with the conveyancing lawyer and the agent's/vendor's conveyancing lawyer to complete the property acquisition (understanding pre-requisites for the land office, building management, etc.).

  • Administer the change of ownership on property-related matters (utilities, property tax, insurance) for the acquired property.

  • Coordinate with renovators on repairs and renovation works so they are completed on time and on budget.

  • Coordinate with professional property managers to prepare the acquired property for tenancy operations.

  • Manage other relevant stakeholders (i.e. building management, developers) where necessary to get the property ready for tenancy.

  • Source, onboard, and monitor third-party property managers.

  • Hold property managers accountable to performance, reporting, and service standards.

  • Perform site visits to review the quality of properties under management as and when required.

  • Manage the transition whenever a property manager changes.

  • Source, onboard, and monitor third-party renovators.

  • Hold renovators accountable to performance, reporting, and timely service standards (i.e. making sure SLA/TAT is achieved).

  • Perform site visits to review the quality of renovations or improvements as and when required.

  • Manage the handover from renovator to property manager in a timely and organised manner.

  • Help maximise rental yield and asset performance by monitoring rent collection and occupancy.

  • Analyse tenancies and renewals.

  • Evaluate professional property managers' performance for management review.

  • Track ongoing repairs and maintenance across the portfolio.

  • Work closely with the finance team to help finalise property-level income and expenses. This includes reviewing figures from property managers, flagging discrepancies, and following up until accounts are accurate and payments are made on time.

  • Monitor cash balances at each asset to confirm adequate reserves for anticipated repairs, escalating liquidity risks early.

  • Adequate financial competency where you are able to understand property-level P&Ls, budgets, cash flow, and reserves.

  • Strong Excel / Google Sheets skills, with the ability to turn data into clear decisions and reporting. Project management skills are a strong plus.

  • Working knowledge of the Malaysian property landscape, including strata management, local taxes and charges, and tenancy practices.

  • Genuinely quantitative and thoughtful, with strong, confident Excel skills as an essential foundation. You're comfortable building on them with AI tools to work faster and sharper, without ever losing sight of the underlying numbers, and you validate and own every output.

  • A genuine “whatever it takes” mindset — comfortable chasing property managers, vendors, and internal teams until the job is done — and comfortable with ambiguity, change, and rapid growth.

  • Strong relationship-management skills. You are confident, professional, and able to build trust with local partners while holding them accountable.

  • Exceptional organisation, follow-through, and attention to detail across many properties and deadlines.

  • Excellent written and verbal communication in English. Proficiency in Bahasa Malaysia and Mandarin/Cantonese is a strong advantage.

  • Flexibility to collaborate with colleagues in the UK and US time zones.

  • Use and extend the playbooks, checklists, and AI-enabled workflows we are building. Understand how they fit together and help shape how they evolve.

  • Identify process gaps, then propose and implement improvements independently.
