Solutions Development Analyst, Facility Management
Quick Summary
JLL recognizes the impact that the workplace can have on your wellness, so we offer a supportive culture and comprehensive benefits package that prioritizes mental, physical and emotional health.
JLL is reimagining how integrated facilities management (IFM) services are scoped and priced for a major semiconductor client, shifting from estimate-based models to evidence-based solutions built on real field data. In this role, you'll conduct time per task analysis and time and motion studies across semiconductor manufacturing sites, research and development locations, and sales and marketing facilities, documenting exactly what work is performed, how often, how long it takes, and what resources it requires. Your findings will directly inform headcount profiles, detailed scopes of work, and pricing decisions, making you a critical evidence source for leadership, procurement, finance, and the solution development team. This position requires working in clean room and other controlled environments, following strict protocols at every site visit, and traveling to client locations across the United States.
- Conduct on-site time and motion studies at semiconductor manufacturing locations and research, development, sales, and marketing sites, observing and recording how routine, scheduled, and on-demand work is actually performed
- Detail scopes of work in the field by documenting tasks performed, their frequency, duration, and required resources, building time per task data that can be compared and combined across multiple sites
- Build headcount and service profiles by linking staffing levels directly back to the task and time data that supports them, flagging gaps, assumptions, and open questions for the team to resolve
- Validate findings with client stakeholders, site personnel, and JLL operations teams to ensure accuracy before data feeds into scope and pricing decisions
- Collaborate with the pricing and solution development team, turning field data into clear, defensible inputs for detailed scopes of work
- Maintain organized records of study plans, observations, and site visit notes, while coordinating site access, visit logistics, and study schedules with client contacts
- Report to Site Operations, communicating study plans, findings, and access needs, while raising issues, risks, or constraints early so the team can adjust
- Work performed on-site in semiconductor manufacturing environments, clean rooms, and other controlled facility settings
- Requires following clean room protocols, entry requirements, and client-specific site rules during every visit
- Extended periods of standing, walking, and observing work activities on the floor across multiple areas of a site
- Travel to client locations across the United States as required
- Must complete required client and JLL site training, background checks, and other access requirements prior to fieldwork
- Must adhere to all safety and security requirements at every location visited
