Location: Carriage House (Elkhart, IN)
In this role, you will:
- Lead the daily operations of a 400+ unit mixed-income community.
- Establish priorities and bring greater structure, consistency, and accountability to the site.
- Recruit, develop, and retain a dependable office and maintenance team.
- Oversee leasing, occupancy, rent collection, unit turns, work orders, inspections, and property appearance.
- Build professional relationships with residents while addressing concerns and lease violations fairly and consistently.
- Manage HUD and other affordable housing compliance requirements, including certifications, files, audits, and inspections.
- Monitor the property’s budget, expenses, delinquency, and overall financial performance.
- Partner with regional leadership, Compliance, Accounting, Human Resources, and other support teams to move the property forward.
We are looking for someone who:
- Has at least two years of property management experience, preferably with a large or complex multifamily community.
- Has experience with HUD, Section 8, LIHTC, or another affordable housing program.
- Can remain calm, professional, and consistent during difficult resident or employee situations.
- Is comfortable setting expectations, holding people accountable, and making practical decisions.
- Knows how to prioritize when several operational needs require attention at the same time.
- Has experience hiring, coaching, and retaining property management or maintenance employees.
- Understands that meaningful property improvement takes steady execution, teamwork, and follow-through.
- Is organized, financially aware, and comfortable using property management systems such as Yardi.
