~2 min readProject Acquisition:
- →Supports Preconstruction in project acquisition including pre-planning and budgeting during requests for proposals (RFP’s).
- →Performs site visits as required to assist in the preparation of RFP’s.
Preconstruction Development:
- →Review project documentation.
- →Generate detailed scope takeoffs.
- →Build detailed estimates that account for labor, material, equipment, logistics, general conditions, and fee required to complete a scope of work.
- →Consults with Preconstruction, subcontractors, and material suppliers to discuss and formulate estimates, effect cost reductions, and resolve issues.
- →Effectively lead takeoff and estimate reviews with Self-Perform and Preconstruction teams.
- →Has the ability to manage and track multiple projects at once.
Preconstruction Coordination:
- →Prepare estimates with the proper level of detail for all design stages: Conceptual, Schematic Design, Design Development and Construction Documents.
- →Reviews design documents for proper information to receive accurate pricing from subcontractors and suppliers.
- →Participates in the Pursue, Plan, & Execute (PP&E) Process with the Preconstruction and Operations team throughout preconstruction. Provide review and feedback of plans and specifications for constructability issues, scheduling, and determining general requirements on the project.
- →Works with the Preconstruction Manager in the creation of all final estimates to be given to the operations and accounting team for creation of the project budgets.
Subcontracting and Buy-Out:
- →Updates subcontractor/supplier database, as necessary.
- →Prepares all bid packages, instructions to bidders, and bid forms in coordination with the Preconstruction team to assure complete bids and giving the field team the right information needed to start construction or maintain the project schedule.
- →Reviews all subcontractor proposals to ensure compliant and complete bids.
- →Reviews subcontractor and supplier bids for conformity to contract requirements and determines acceptable bids.
- →Works with Self-Perform Preconstruction Manager during buy-out process and hand off to the Operations Team.
- →Communicates feedback to subcontractors on bid efforts.
Department Advancement:
- →Maintains the estimating cost database to ensure costs are up to date.
Industry Relationships:
- →Helps maintain relationships with existing subcontractors and create new relationships for mutual benefit.
- →Fosters and maintains relationships with Owners and Design teams.
- →Works with preconstruction teams, architects/engineers, subcontractors/suppliers under the direction of the Self Perform Preconstruction Manager
- Familiarity / Proficiency with the following software or internet-based programs:
- Bluebeam
- On-Screen Takeoff
- Planswift
- MS Excel
- MS Word
- MS Teams
- Pantera or other bid solicitation software
Requirements
~1 min read- B.S. degree in Civil or Architectural Engineering, Construction Management, or equivalent field experience; or four (4) or more years related experience; or equivalent combination of education and experience.
- Ability to read, analyze, and interpret technical procedures or governmental regulations. Ability to write reports and business correspondence. Ability to effectively present technical information and respond to questions from managers, clients, and vendors.
- Ability to work with mathematical concepts such as probability and statistical inference, and fundamentals of plane and solid geometry and trigonometry. Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.
- Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
- Ability to read and analyze construction documents for wood framed construction projects.
- Basic computer skills including knowledge of spreadsheet programs and package estimating systems.
The salary range for this position is $110,000 - $140,000 annual. This would be determined by education, experience, knowledge, skills, abilities, and location where the job is performed.
