Design manager

We are looking for a Design Manager to join a Dubai-based real estate developer creating a new generation of urban residential and co-living projects. The projects are designed around the way young professionals live, work and socialise, combining compact, fully furnished apartments with extensive shared spaces, co-working facilities and lifestyle amenities. A key focus is on smart use of space, functionality, ergonomics and creating a consistent residential product that can be efficiently replicated across different unit types. Room8 The Design Manager will take ownership of the design and product development process from concept through IFC and fit-out execution, ensuring that the product vision is translated consistently into layouts, materials, specifications and the final built environment. Key Responsibilities Manage the design process from concept and space planning through detailed design and IFC documentation. Own and manage the product matrix across different apartment types, ensuring consistency of layouts, finishes, materials and specifications. Coordinate architects, interior designers, MEP consultants, contractors and other project stakeholders. Review layouts with particular attention to ergonomics, functionality and optimisation of compact residential spaces. Lead the selection of finishing materials, sanitaryware, fixtures, furniture and interior elements, including specifications and approvals. Review design packages, shop drawings and technical submissions and resolve discrepancies between architecture, interiors and engineering. Provide fit-out and design supervision on site, ensuring that execution is aligned with the approved design intent and quality standards. Maintain design integrity throughout construction while considering cost, practicality, durability and end-user experience. Requirements 6+ years of relevant experience in architecture, interior design or design management. Experience with a real estate developer, PMC or architectural/design consultancy. Minimum 2 years of UAE experience. Strong experience across Concept → Detailed Design → IFC → Fit-out / Site Supervision. Proven residential experience, particularly with compact apartments and space-efficient layouts. Strong understanding of residential product development, product matrices, materials and specifications. Architectural or Interior Design background. Fluent Russian is mandatory. Dubai-based candidates preferred.
