Our 108-unit apartment community in Dover, supported by a multi-site Service Manager, is seeking a dedicated Maintenance Service Technician with 2–3 years of maintenance experience who enjoys troubleshooting, takes initiative, and delivers outstanding customer service. As a Maintenance Technician at Morgan Properties, you will: Be responsible for troubleshooting service issues including, but not limited to, HVAC, general appliances, carpentry, electrical, and plumbing Focus on work orders, primarily HVAC, appliance repairs, and plumbing Perform general repairs including appliance service and basic carpentry work Support apartment make-readies/turns to prepare units for new residents Maintain interior and exterior areas in accordance with company standards, compliance requirements, and applicable laws Assist with grounds and curb appeal, including seasonal responsibilities such as snow removal (snowplow experience a plus) Respond promptly and efficiently to maintenance service tickets Communicate clearly and professionally with residents and office staff regarding repairs and updates   Compensation & Incentives: $1,200 Sign-On Bonus (paid after hire) Base Pay: $20.00 – $23.00 per hour Up to 50% Rent Discount Property Staff Shared Renewal Commissions Morgan Essentials: $300 quarterly On-Call Appreciation: $15/day for holding the on-call phone Medical, Dental, and Vision Benefits 401(k) Retirement Plan with Company Match Generous Paid Time Off, including 10 holidays per year and sick leave   Hours & Schedule: Monday – Friday: 8:00 AM – 5:00 PM Paid rotating on-call participation required (approximately every 5 weeks across Dover properties) Must be available and prepared for emergency events Schedule subject to change based on business needs   What We’ll Expect from You: 2–3 years of maintenance or related trades experience preferred (multifamily experience strongly preferred) Hands-on experience with appliance repair, plumbing, and general maintenance; HVAC experience a plus Familiarity with heat pumps or magic pack systems a plus Strong troubleshooting skills across common service requests Comfortable using a smartphone, mobile apps, or computer systems for work orders Active, valid driver’s license and a personal vehicle Must live within a reasonable distance to support on‑call and emergency response HVAC / EPA / CFC certification preferred #AC6333
