We are a leading construction firm specializing in large-scale new construction projects across the United States. We are seeking a Preconstruction Coordinator & Project Estimator who brings a unique blend of technical estimating precision and project management depth.
This is a "front-loaded" role focused on the critical early stages of the build. You are not just a data entry professional; you are a strategic coordinator who translates architectural intent into actionable shop drawings, precise lumber takeoffs, and leveled bids. Your mission is to ensure that our field teams have a viable, "clash-free" roadmap from day one, allowing us to build with higher margins and zero "surprises" on the job site.
Responsibilities
~1 min read- Wood-Frame Mastery: Perform high-precision material takeoffs from architectural and structural blueprints. While you may be used to concrete/masonry, you must have (or rapidly acquire) a deep understanding of traditional US wood-framing and lumber takeoffs.
- Cost Analysis: Develop and maintain detailed cost databases for the trades, ensuring that our bids reflect current market conditions for wood, steel, and millwork.
- Bid Management: Own the end-to-end bid process, writing detailed descriptions for the trade and ensuring all documentation is submitted with professional polish.
- Shop Drawing Coordination: Coordinate and "check off" technical shop drawings for the top 3 most common trades: Millwork, Steel, and Windows. You are responsible for ensuring these drawings align with the design intent and site reality.
- End-to-End Shop Process: Manage the drawing lifecycle from initial submittal to final approval, identifying discrepancies and drafting professional RFIs (Requests for Information) to resolve issues before production.
- Technical Drafting: Assist in the RFI process by providing clear, detailed technical clarifications to architects and engineers.
- Finishing Selections: Act as the operational hub for the selections process. You will coordinate the technical requirements for finishing materials, including appliances, tile, flooring, and lighting.
- Procurement Liaison: Work in lockstep with our in-house Procurement Specialist to ensure that all selected materials are correctly specified, available, and ready for purchase.
- Initial Bid Leveling: Kick off the bid leveling process, ensuring that subcontractor quotes are comprehensive and truly "apples-to-apples."
- PM Collaboration: Partner with the Project Management (PM) team to review leveled bids, participating in post-bid calls to coordinate final selections and award contracts.
- Bidding & Coordinating DNA: You have 5+ years of experience in construction with a heavy focus on bidding and coordination.
- Wood-Framing Aptitude: You understand (or are eager to master) the nuances of US wood-frame construction and the specific "lumber takeoff" requirements that differ from LATAM masonry standards.
- Software Mastery: Expert-level proficiency in digital takeoff and estimating software (e.g., Bluebeam, Proest, or Stack) and Excel.
- Exceptional English: World-class written English is mandatory for writing trade descriptions and drafting professional RFIs to US stakeholders.
- Project Management Experience: Previous experience as a PM is highly valued, as it provides the operational context needed to understand how a "paper" estimate translates to a physical build.
- VDC/BIM Exposure: Any experience with virtual design and construction tools is a significant plus.
