About the Company
Our client is an established, high-touch residential property management and real estate investment services firm based in the Pacific Northwest. They manage a diverse portfolio of single-family residences, multi-family communities, and residential assets, delivering personalized service to property owners and residents alike.
They are seeking a detail-oriented, highly analytical Property Accountant to take direct ownership of day-to-day property accounting, month-end ledger close, bank reconciliations, and owner financial statement preparation.
Role Overview
The Property Accountant will oversee full-cycle residential property accounting operations across the portfolio.
Approximately 70% of the role focuses on core accounting execution (general ledger reconciliations, trust accounting, owner distributions, accounts payable/receivable oversight, and bank reconciliations), with 30% focused on monthly financial reporting, utility/vendor audits, and cross-functional collaboration with the property management operations team.
The ideal candidate is thoroughly versed in U.S. residential property management accounting standards, experienced with Yardi (or comparable platforms), and possesses the analytical rigor to catch discrepancies before statements reach property owners.
Key Responsibilities
General Ledger & Month-End Financial Close
- Manage full-cycle property accounting for assigned residential properties, ensuring accurate GL coding, journal entries, and accruals.
- Execute monthly closing procedures, preparing complete and accurate financial statement packages (Balance Sheet, Income Statement, Cash Flow) for owner review.
- Conduct monthly reconciliations for multiple operating, security deposit, and trust bank accounts, resolving discrepancies promptly.
- Review and process monthly owner distributions, verifying cash availability and reserve requirements prior to disbursement.
Accounts Payable, Receivable & Trust Accounting Oversight
- Supervise and audit high-volume vendor invoice processing, ensuring proper work-order matching, lien waiver tracking, and GL account allocation.
- Monitor tenant receivables, rent rolls, delinquency aging reports, and late-fee assessments.
- Audit tenant move-in and move-out accounting, verifying security deposit itemizations, damage charge deductions, and refund compliance according to regional guidelines.
- Perform utility billbacks (RUBS) and vendor recurring contract reconciliations.
Operational Reporting & Audit Support
- Prepare variance analysis and narrative commentary comparing actual property income/expenses against operating budgets.
- Generate ad-hoc operational financial reports, rent roll summaries, and capital expenditure tracking for property managers and leadership.
- Coordinate with third-party CPAs and tax professionals during year-end 1099 preparations and tax filings.
- Assist operations with accounting process documentation, standard operating procedure (SOP) refinement, and audit readiness.
Hard Skills & Qualifications
- 3–5+ years of dedicated property accounting experience, specifically working with U.S. residential property management portfolios.
- Bachelor’s Degree in Accounting, Finance, or a related field (CPA or equivalent accounting qualification is a strong advantage).
- Hands-on proficiency with property management software: direct experience with AppFolio is strongly preferred (experience with Yardi, RealPage, or Buildium is also considered).
- Deep working knowledge of U.S. real estate trust accounting, security deposit handling, cash-basis, and accrual-basis accounting principles.
- Advanced Microsoft Excel skills (VLOOKUP/XLOOKUP, Pivot Tables, SUMIFS, and data manipulation).
- Flawless professional written and spoken English, comfortable communicating with U.S. team members, leadership, and external partners.
- Full-time remote availability (40 hours/week) during core U.S. Pacific Standard Time (PST) business hours.
Preferred Tools
- Property Manager - Yardi
- Microsoft Excel / Google Sheets
- Google Workspace / Microsoft Office 365
- Slack / Zoom / Asana
Soft Skills
- Uncompromising attention to detail; takes pride in zero-error balance sheets and ledgers.
- Strong ownership and problem-solving mindset; tracks open discrepancies through to full resolution.
- High ethical standards and discretion when managing sensitive financial and trust data.
- Calm and structured under tight month-end closing deadlines.
- Clear, proactive communicator who clarifies ambiguity before booking entries.
About the Ideal Candidate
You are a career property accountant who understands the heartbeat of residential property management. You don't just input numbers into software—you understand the mechanics behind every transaction, whether reconciling a multi-entity trust account, calculating an owner distribution, or verifying a vendor invoice against an approved maintenance ticket.
You thrive in a fast-paced, high-standard environment, take full accountability for your balance sheets, and enjoy bringing structure, accuracy, and predictability to property financials.
Why This Role Matters
In property management, clean books build client trust. This role directly safeguards owner relationships and financial health by ensuring every ledger is balanced, every dollar is accounted for, and every owner statement is pristine. By keeping financial operations accurate and punctual, this hire empowers the leadership team to focus on expanding the portfolio with complete confidence in their back-office accounting foundation.
