Responsibilities

Analyze and interpret luxury residential architectural plans and specifications
Develop highly detailed and accurate cost estimates, with a focus on:
- Flooring systems (hardwood, tile, stone, LVT, etc.)
- High-end finishes and material specifications
Perform precise takeoffs, identifying all required materials, labor, and scope components
Ensure all estimates meet strict internal standards for accuracy, completeness, and consistency

Translate architectural intent into clear, buildable, and costed scopes of work
Identify missing details, inconsistencies, or ambiguities in plans
Proactively resolve issues by asking the right questions and validating assumptions
Ensure alignment between design intent and real-world execution

Communicate directly with U.S.-based architects, builders, and project stakeholders
Confidently lead conversations to clarify design intent and scope details
Act as a trusted, professional point of contact—bringing clarity and direction to each project
Be comfortable picking up the phone and driving discussions forward when needed

Own the estimating process from initial plan review through final submission
Maintain organized documentation of estimates, revisions, and assumptions
Continuously improve workflows for efficiency and accuracy
Drive projects forward independently with minimal oversight

Requirements

5+ years of experience in architecture, construction estimating, or related fields
Strong experience working on luxury residential projects
Proven ability to perform detailed estimating and takeoffs from full plan sets
Hands-on experience estimating:
- Flooring systems (hardwood, tile, stone, etc.)
- Interior finishes and materials
Proficiency in:
- AutoCAD
- Revit (preferred but not required)
Experience working with or supporting U.S.-based companies or clients
Strong English communication skills (written and verbal)

Extremely detail-oriented with a high standard for accuracy
Strong critical thinking and problem-solving ability
Confident communicator who can engage directly with architects and builders
Proactive and ownership-driven—does not wait for direction
Organized and process-oriented
Easy to work with and collaborative across teams

Experience with high-end residential flooring systems and installation methods
Deep familiarity with finish schedules and material specifications
Exposure to U.S. construction standards and workflows
