Building Manager Building Johor To oversee the day-to-day operations, maintenance, and administration of the building(s), ensuring safety, functionality, cost-efficiency, and compliance with regulatory requirements, while enhancing the value and satisfaction of the property for owners, tenants, and residents.
Responsibilities
~2 min readFacilities and Maintenance Management
1. Oversee the upkeep of common areas, building systems, MEP (Mechanical, Electrical & Plumbing), landscaping, security and cleaning.
2. Plan and implement preventive and corrective maintenance schedules.
3. Supervise service contractors and ensure quality of work meets contractual standards.
4. Ensure compliance with statutory requirements (e.g., BOMBA, JKKP, Suruhanjaya Tenaga).
Operational and Administrative Management
1. Manage daily building operations and ensure smooth functioning of facilities.
2. Handle complaints, service requests, and feedback from residents or tenants professionally.
3. Maintain proper records, reports, and documentation including inspection checklists, vendor contracts, and minutes of meetings.
Financial and Budget Control
1. Assist in preparing annual budgets, including maintenance fees, sinking funds, and operating expenses.
2. Monitor and control operational expenses and ensure cost-efficiency.
3. Verify vendor invoices and manage procurement processes.
Strata and Community Management
1. Coordinate with the Joint Management Body (JMB) or Management Corporation (MC) and attend Annual General Meetings (AGMs) and committee meetings.
2. Ensure the building is managed in accordance with the Strata Management Act (SMA) 2013 and other relevant laws.
3. Prepare reports and documentation for JMB/MC decision-making.
Safety, Health and Emergency Response
1. Ensure building safety standards are adhered to.
2. Conduct fire drills, emergency response simulations, and risk assessments.
3. Coordinate security and emergency response procedures.
Staff and Vendor Supervision
1. Supervise building staff (e.g., technicians, security, cleaners).
2. Monitor performance of outsourced vendors and service providers.
REQUIRED QUALIFICATIONS & EXPERIENCE
1. Degree in Property Management, Building Services, Facilities Management, or related field.
2. Certified Property Manager (CPM), Registered Property Manager (RPM), or equivalent is preferred.
3. Minimum 5–8 years of experience in property/building management.
4. Good knowledge of the Strata Management Act 2013, local authority guidelines, building services, and M&E systems.
5. Familiarity with Fire Safety (BOMBA), OSHA, and related compliance requirements.
REQUIRED SKILLS & COMPETENCIES
1. Strong leadership and people management skills.
2. Excellent communication and conflict resolution skills (Bahasa Malaysia, English; Mandarin is a plus).
3. Analytical thinking with ability to manage budgets and technical issues.
4. Proficient in Microsoft Office, property management systems (e.g Neighbour, InfoTech, Timetec), and reporting tools.
5. High level of professionalism, integrity, and responsibility.
6. Deepen knowledge of strata law, green building practices and digital property management platforms.
7. Improve stakeholder communication and crisis management capabilities.
