JLL is a global leader in helping clients envision where people will live, work, play, shop, and eat.

This senior operational role involves taking full ownership of a significant, high-profile commercial asset in Sydney's CBD. As a Facility Manager or Senior Facility Manager, you will lead property operations, manage Opex and Capex budgets, and cultivate exceptional relationships with clients, tenants, and JLL colleagues. At JLL, we are collectively shaping a brighter way — for our clients, ourselves and our fellow employees. By driving strategic operational excellence, proactive problem-solving, and strict safety compliance, this role is critical to optimizing building performance and ensuring client satisfaction. What sets JLL apart is our culture of collaboration, locally and across the globe. We embrace more innovative ways of working and prioritize opportunities to strengthen and advance your career on our journey toward success.

  • Develop and implement operational strategies to optimize building performance and set clear key performance indicators.
  • Manage Opex and Capex budgets, including monthly forecasting and cost-control measures to ensure financial efficiency.
  • Oversee all aspects of facility maintenance, including preventative and corrective maintenance programs using JLL's Prism system.
  • Serve as the primary point of contact for the client, providing regular operational updates and collaborating on capital improvement projects.
  • Foster strong relationships with tenants, addressing concerns promptly and managing tenant move-ins and fit-outs.
  • Develop and maintain robust health and safety programs, ensuring all contractors meet Cm3 prequalification and sign-in requirements.
  • Conduct regular risk assessments and implement proactive mitigation strategies and emergency preparedness procedures.
  • Prepare and present detailed monthly operational and financial reports to senior management and key stakeholders.
  • Collaborate with on-site teams to champion a culture of collaboration, ensuring everyone is empowered to thrive.
  • Extensive experience in commercial property or facilities management, specifically within CBD commercial office assets.
  • Strong financial acumen with proven experience managing complex operational and capital expenditure budgets.
  • In-depth knowledge of health and safety regulations, building codes, and risk management practices.
  • Proven experience supervising contractors and managing service provider performance against SLAs.
  • Excellent communication and interpersonal skills, with a track record of building trust and credibility with clients and tenants.
  • Relevant tertiary qualification in Facilities Management, Property, Engineering, or a related field.
  • Experience using JLL's Prism system or equivalent property management software tools.
  • Demonstrated experience leading and mentoring team members while supporting each other's wellbeing.
  • Strong crisis management and conflict resolution skills to manage unexpected site incidents effectively.
