Facility Manager

• Manage daily soft services operations including housekeeping, pantry, reception, mailroom, and allied services

• Ensure service delivery meets contractual SLAs and KPIs

• Conduct regular site audits and quality checks; initiate corrective actions where required

• Implement and monitor standard operating procedures (SOPs) for all soft service functions

• Support AI and technology implementation initiatives on-site as directed by the account leadership

• Manage vendor relationships and performance for all soft service contracts

• Review and process vendor invoices, ensuring accuracy and compliance

• Conduct periodic vendor performance reviews and escalate issues as needed

• Act as the primary point of contact for IBM stakeholders on day-to-day FM matters

• Attend client meetings, prepare reports, and present operational updates

• Proactively address client concerns and ensure high levels of client satisfaction

• Lead, motivate, and manage the on-site FM team

• Conduct performance reviews, identify training needs, and support team development

• Manage attendance, shift planning, and workforce deployment

• Manage site-level budget; track expenditure against approved budgets

• Identify cost-saving opportunities without compromising service quality

• Support monthly financial reporting and variance analysis

• Ensure all operations comply with JLL and IBM Health, Safety & Environment (HSE) standards

• Conduct risk assessments and ensure incident reporting protocols are followed

• Maintain compliance with statutory and regulatory requirements
