The Facilities Technician / Building Engineer is a hands-on position responsible for maintaining, troubleshooting, repairing, and improving AIS buildings, HVAC systems, mechanical equipment, electrical systems, plumbing, and other facility infrastructure.

We are seeking a skilled, mechanically inclined technician who can work independently, take ownership of problems, and troubleshoot issues before relying on outside contractors. This position reports to the Facilities Manager and works closely with the Facilities team and campus departments.

Responsibilities

  • →Perform general HVAC, mechanical, electrical, plumbing, carpentry, and building repairs.
  • →Complete work orders and scheduled preventative maintenance.
  • →Troubleshoot HVAC and building systems to identify root causes and determine appropriate repairs.
  • →Maintain and service RTUs, air handlers, split systems, VAVs, mini-splits, pumps, motors, exhaust fans, heat pumps, and other mechanical equipment.
  • →Perform minor HVAC repairs and replace common components such as filters, belts, motors, capacitors, contactors, relays, thermostats, and sensors.
  • →Assist with BAS/BMS troubleshooting, HVAC controls, alarms, sensors, and actuators.
  • →Support cooling towers, boilers, chilled-water systems, pumps, and other commercial mechanical equipment.
  • →Perform general building repairs including plumbing fixtures, lighting, doors, hardware, drywall, painting, flooring, furniture, and classroom equipment.
  • →Diagnose problems before dispatching contractors whenever safely possible.
  • →Identify repairs and preventative maintenance that can be performed in-house to reduce contractor costs.
  • →Assist with contractor coordination, major repairs, equipment replacements, and capital projects.
  • →Identify recurring equipment problems and recommend solutions to improve reliability and extend equipment life.
  • →Maintain accurate CMMS records, equipment history, and preventative maintenance documentation.
  • →Conduct routine inspections and identify potential problems before they become emergencies.
  • →Maintain an organized inventory of maintenance supplies and critical spare parts.
  • →Support campus events, furniture moves, deliveries, special projects, and emergency situations as needed.
  • →Maintain safe, clean, and organized work areas and follow all AIS safety procedures.

Requirements

  • Minimum of 3 years of commercial facilities, building engineering, HVAC, mechanical, or related trade experience. 
  • Strong mechanical aptitude and troubleshooting skills.
  • Commercial HVAC experience is strongly preferred.
  • Ability to safely use hand and power tools and electrical test equipment.
  • Ability to read basic electrical diagrams, equipment manuals, and schematics.
  • Strong problem-solving, communication, and organizational skills.
  • Ability to work independently and prioritize multiple requests.
  • CMMS experience preferred.
  • Valid driver's license.
  • Ability to work effectively in a diverse, multicultural school environment.
  • EPA Section 608 Universal Certification.
  • HVAC technical or trade-school training.
  • OSHA 10 and/or lift certification.
  • BAS/BMS experience.
  • Experience with cooling towers, boilers, chilled-water systems, pumps, motors, and commercial mechanical equipment.
  • Experience troubleshooting HVAC controls and low-voltage circuits.
  • Experience in schools, universities, hospitals, or large commercial facilities.

Ability to climb ladders and stairs, work from lifts when properly trained, work in mechanical rooms and other building service areas, lift and carry tools and materials, and work indoors and outdoors in varying conditions.

The ideal candidate is proactive, mechanically curious, and solution-oriented. We are looking for someone who sees a problem and wants to figure it out—not someone who immediately calls a contractor.

Success in this role means keeping equipment reliable, preventing problems, completing quality repairs, reducing unnecessary contractor service, and helping AIS make the most of its facilities resources.
