About the Opportunity ARK Hospitality is seeking an experienced and results-driven Regional Director of Operations (RDO) to oversee a growing portfolio of select-service, extended-stay, and focused-service hospitality assets across South Georgia and Central Alabama. This position provides executive-level operational leadership for a multi-property portfolio that includes branded hotels operating within both the Hilton and IHG family of brands, as well as a newer extended-stay lodging concept. The Regional Director of Operations is responsible for maximizing operational performance, guest satisfaction, employee engagement, financial results, and brand compliance across the assigned region. This role requires a strategic leader who is equally comfortable working with ownership, General Managers, sales leaders, revenue-management teams, and frontline associates. Candidates should reside near, or be willing to relocate to, one of the following regions: Albany, Georgia Area Tifton, Georgia Area Montgomery / Prattville, Alabama Area Leesburg, Georgia Area Columbus, Georgia Area Frequent travel between assigned hotels is required. Position Summary The Regional Director of Operations serves as the senior operational leader for multiple hotels and is responsible for: Driving financial performance Developing General Managers and property leaders Improving guest satisfaction Ensuring brand compliance Strengthening market performance Supporting revenue growth initiatives Creating accountability across the portfolio The ideal candidate is a hands-on hospitality leader with experience leading multiple hotels and developing high-performing teams. Key Responsibilities Operational Leadership Lead and support multiple hotel General Managers and property leadership teams. Ensure consistent operational execution across all assigned hotels. Conduct routine property visits, inspections, and operational reviews. Develop and implement action plans to improve performance and guest satisfaction. Ensure compliance with company standards, franchise requirements, and regulatory guidelines. Oversee capital improvement projects, renovations, property maintenance initiatives, and operational upgrades. Financial Performance Drive revenue growth, profitability, and financial accountability. Review property budgets, forecasts, labor costs, and strategic business plans. Monitor and improve key hotel performance metrics including: Occupancy ADR RevPAR GOP Labor Productivity Guest Satisfaction Scores Partner with General Managers and Revenue Management teams to create improvement strategies. Identify opportunities for operational efficiencies and cost control. Team Development & Leadership Recruit, coach, mentor, and develop General Managers and leadership teams. Create a culture centered on accountability, ownership, learning, and performance. Support succession planning and leadership development throughout the region. Assist with recruiting efforts for key operational positions. Facilitate ongoing training and professional development initiatives. Guest Experience & Brand Compliance Promote a guest-focused culture across all properties. Review guest feedback and satisfaction metrics regularly. Develop and execute service-improvement initiatives. Ensure compliance with brand standards and quality-assurance requirements. Lead corrective-action initiatives when standards are not met. Sales, Revenue & Market Performance Collaborate with sales leadership to grow market share and revenue. Support business-development initiatives and strategic account relationships. Review market performance trends and competitor activity. Ensure sales, operations, and revenue-management teams are aligned on performance objectives. Ownership & Stakeholder Relations Serve as a primary operational liaison to ownership groups and stakeholders. Present operational and financial performance updates. Lead portfolio review meetings and strategic planning discussions. Deliver performance analysis and actionable recommendations. Requirements Required Qualifications Minimum of 5+ years of hotel leadership experience. Minimum of 3+ years of multi-property leadership experience preferred. Prior experience as one or more of the following: Regional Director of Operations Area Director of Operations Area Manager Regional Manager Multi-Property General Manager Strong understanding of hotel operations, guest service, revenue management, and financial performance. Proven leadership and employee-development experience. Ability to travel extensively throughout the assigned market. Brand Experience Hilton brand experience required. IHG brand experience strongly preferred. Experience with select-service, focused-service, and extended-stay lodging concepts preferred. Financial & Operational Expertise Budgeting Forecasting Profit & Loss Management Labor Management Capital Planning Performance Analysis Expense Control Strategic Planning Technology Experience Experience with hospitality technology platforms preferred, including: Hilton Systems Hilton ONQ PEP IHG Systems Property Management Systems (PMS) Revenue Management Platforms Microsoft Excel Microsoft Word Microsoft Outlook Microsoft PowerPoint Hotel Performance Reporting Tools Leadership Competencies Team Development Coaching & Mentoring Conflict Resolution Change Management Performance Management Strategic Thinking Owner Relations Communication & Presentation Skills Education Bachelor's Degree in Hospitality Management, Business Administration, or a related field preferred. Equivalent hospitality leadership experience may be considered in lieu of degree requirements. Additional Requirements Valid driver's license. Ability to travel frequently, including overnight travel. Ability to remain available for operational support as business needs require. Ability to thrive in a fast-paced, growth-oriented hospitality environment.
