We are a fast-growing self-storage ownership and operations company that has scaled from a single facility to nine locations in just over two years, with three additional acquisitions scheduled to close over the coming months. Today, we serve more than 2,000 tenants across multiple U.S. markets, and we're just getting started.

We've intentionally built a lean, high-performing organization. Rather than layers of management and bureaucracy, we focus on hiring exceptional people, giving them ownership, and measuring results. As our portfolio continues to expand, we're looking for an experienced operations leader who can take full ownership of our day-to-day facility operations, allowing our founders to focus on acquisitions and strategic growth.

This is one of the most important hires we'll make this year. 

About the Role: 

Our client is seeking an experienced Self-Storage Operations Manager to oversee the daily operations of our growing portfolio of self-storage facilities.

This is not an Operations Assistant or Coordinator position. We are looking for a true operator who has successfully managed multiple facilities or portfolios before, understands property operations inside and out, and can step into the role with minimal direction. The ideal candidate is confident in making decisions, communicating with vendors and customers, solving operational problems, and maintaining high standards across every property.

You will become the operational backbone of our business. Our founders have built the systems, relationships, and vision for the company; your responsibility will be ensuring those systems execute consistently every day while continuously improving operations as we scale.

You will have end-to-end responsibility for the operational performance of our portfolio, focusing on the following core pillars:

• Oversee the daily operations of multiple self-storage facilities, ensuring every property is maintained to company standards.
• Monitor property conditions through camera systems and operational reporting to proactively resolve issues before they escalate.
• Coordinate unit readiness, ensuring vacant units are quickly turned over and prepared for new tenants.

• Own the entire lifecycle of relationships with vendors supporting the portfolio (gate contractors, landscaping, electricians, roofing, door repair, snow removal, and general maintenance).
• Responsible for dispatching vendors, following repairs through to completion, negotiating costs, and holding partners accountable for quality and timelines to ensure minimal property downtime.

• Serve as the primary point of contact for local, on-site managers (our "boots on the ground").
• Provide direction, prioritize workloads, coordinate maintenance requests, and ensure consistent execution across every location.

• Manage the remaining 10% of high-level operational and tenant escalations that bypass our customer support center (e.g., policy enforcement, difficult customer situations, manager-level conversations).
• Take complete ownership of unexpected property incidents (gate failures, property damage, floods, fires, insurance coordination, and emergency vendor dispatch), driving each situation through to resolution.

• Build and refine scalable operational processes as the portfolio grows.
• Continually identify opportunities to improve vendor performance, property standards, communication, preventative maintenance, and reporting efficiency.

• Proven Experience: Significant background managing a self-storage portfolio, commercial real estate portfolio, or a similar multi-site, distributed real estate operation.
• Field & Vendor Management: Demonstrated success coordinating vendors, contractors, maintenance, and field operations across multiple regions.
• Leadership Capability: Proven ability to lead distributed teams and manage multiple competing priorities simultaneously.
• Communication & Presence: Exceptional verbal and written English communication skills, with a professional phone presence and the confidence to handle difficult conversations calmly.
• Operational Judgment: Strong problem-solving skills, high attention to detail, and the ability to remain decisive and composed under pressure or during emergencies.
• Autonomy: Comfort working independently with limited oversight. You are a self-starter who naturally thinks like an owner and is accountable for outcomes.

Our facilities operate seven days a week across multiple U.S. time zones, with the highest volume of operational activity falling between late morning and early evening Eastern Time. While this role is primarily aligned with standard U.S. business hours, flexibility is required to respond to genuine, time-sensitive operational emergencies outside of normal hours.
