About the client

We are a premier multi-family exterior painting contractor based in Orlando, Florida. We execute large-scale, full exterior repaints and structural maintenance for expansive apartment complexes and multi-building communities. Our services include breezeway floor refinishing, stairwell overhauls, deck and railing painting, trim work, and high-powered pressure washing. Our commercial clients are leading property management firms—including Greystar, RPM Living, Bell Partners, and Asset Living—who manage extensive portfolios across Central Florida.

The business works exceptionally well. What doesn't work is how we run it internally: spreadsheets for takeoffs, manual emails for proposals, messy folders for expenses, and mental math for profitability. Currently, budget categories run over mid-job without detection for weeks, proposal generation takes entirely too long, and client updates require manual effort every single time. We are leaving real money on the table because we lack centralized visibility across our active jobs.

To solve this, we have designed a custom, comprehensive proprietary operating system from the ground up. We need an exceptional engineer to build it—and stay on to run it as we scale.


What is Already Done (Your Blueprint)

This is not a vague "build us a CRM" posting. Before your first day, we have completely engineered the foundational architecture so you can run fast. You will receive:

A Clickable Alpha Prototype: Every screen, workflow, and user interaction has already been designed and is live as an interactive HTML file. You can click through it from initial lead intake to final invoice—this serves as your exact visual specification.

A Complete Data Schema: 18 distinct entities mapped out with all corresponding relationships, fields, indexes, and derived value computations. The PostgreSQL DDL is ready to execute.

A Phased Build Map: A comprehensive, eight-phase build map complete with defined ship criteria, tech stack recommendations, integration points, a migration strategy, and detailed timeline estimates.

You get all three artifacts on day one. Your job is to make it real—not to figure out what to build.

 

What You'll Be Building

You will develop a robust web application that runs the full lifecycle of a multi-family painting project. Key design architecture already baked into the system includes:

  • Property-Centric Data Model: Property managers rotate and management companies change hands, but the physical properties don't move. The schema reflects this reality with dated, historical relationships rather than flat foreign keys.
  • Dual Job Execution Workflows: Large Jobs (≥ 2 weeks, requiring draw-based billing, building-by-building scheduling, and tracking across 15 budget categories) and Small Jobs (< 2 weeks, utilizing catalog-driven pricing, a deposit + final invoice structure, and a simplified budget layout). Both share the same data model with differing UI rhythms.
  • Customer-Facing Portal: Property managers will receive proposals via a secure, signed-token URL, allowing them to approve jobs in one click and track progress through automated weekly reports and draw schedules—eliminating back-and-forth emails.
  • Real-Time Profitability Cockpit: Active expenses are tracked against budgets by category as they occur, complete with automated burn-rate alerts when spending outpaces physical project progress.
 

The Recommended Stack

  • Frontend: React / TypeScript
  • Backend: Node.js or Ruby on Rails
  • Database: PostgreSQL (utilizing JSONB for variable structural fields)
  • Infrastructure & Utilities: AWS S3 (file/photo storage), Puppeteer (PDF engine generation), Postmark (transactional email)

Note: You are empowered to override any of these stack recommendations if you have a compelling architectural reason.

 

Key Responsibilities

  • Execute the 8-Phase Build: Build and deploy sequentially across 8 distinct phases. The business will begin actively utilizing Phase 2 the day it goes live.
  • Own the Engineering Decisions: Take full ownership of framework specifics, hosting environments, third-party libraries, and internal code organization.
  • Manage Development Trade-offs: Intelligently decide what features to defer, what components to polish, and what to ship rough to maintain momentum.
  • Parallel Data Migration: Seamlessly migrate historical company data from current tracking spreadsheets over to the new schema in parallel with the build.
  • Direct-to-Owner Communication: Provide transparent weekly updates via a direct line to the business owner. No engineering committees, no bureaucratic project managers, and no proxy stakeholders.
  • Hit Milestones & Evolve: Achieve a deployable, core operating system within 4 to 6 months. Following the initial launch, you will stay on long-term to expand the platform, building out mobile features, a subcontractor portal, raw materials forecasting tools, and accounting integrations.
 

Who We're Looking For

An autonomous engineer who has repeatedly shipped real, production-grade B2B products.

 

Required Qualifications:

  1. 5+ Years of Full-Stack Experience: Proven experience using a modern web development stack (React/TypeScript paired with Node, Rails, or Django). We care less about the specific framework and more about your ability to build end-to-end.
  2. B2B Operational Track Record: Direct experience shipping operations software where businesses depend on the tool daily (e.g., CRMs, field service apps, project management tools, construction tech).
  3. Fluency with AI-Augmented Development: Most of this codebase will be written utilizing modern tools like Claude Code, Cursor, or GitHub Copilot. You must be highly proficient in navigating AI-assisted programming—knowing precisely when to trust AI outputs, when to override them, and how to properly refactor generated code.
  4. Strong Written Communication: Ability to deliver weekly updates that a non-technical stakeholder can easily digest, framing engineering trade-offs around business decisions rather than just syntax.
  5. Self-Directed Execution: We provide the deep spec; you own the code. You must thrive in an environment where you manage your own tickets and build independently.
 

Preferred Skills (Nice-to-Haves):

  1. Experience with programmatic PDF generation and transactional email setups (Postmark, SendGrid).
  2. Prior experience building financial or accounting workflows (QuickBooks API).
  3. Experience building media storage workflows (AWS S3 with optimized multi-photo uploads).
  4. Prior domain experience in construction, field services, or property management tech.
