The Business Development Representative (BDR) is the front end of the CCMC business development engine. This role is responsible for converting interest into qualified, scheduled discovery calls for the CCMC Business Development team. The BDR balances two channels of activity: responding to and qualifying inbound leads and conducting high-volume outbound calling to data-mined prospects. Success in this role is measured by the volume and quality of discovery appointments set, making the BDR a foundational driver of new business pipeline.

We are open to candidates located in Houston, Texas and Scottsdale, Arizona.

Responsibilities

Inbound Lead Management

  • Respond quickly to inbound leads generated through website form submissions, purchased lead lists, and organic web and search engine traffic.

  • Qualify inbound interest, gather key information, and route or schedule opportunities appropriately.

  • Book qualified discovery calls directly onto BD team calendars using assigned scheduling access.

  • Maintain fast speed-to-lead response times to maximize conversion on inbound interest.

Outbound Prospecting

  • Conduct high-volume outbound cold calling to data-mined prospect lists provided by the data mining team.

  • Open conversations, build rapport, and qualify prospects against established criteria.

  • Schedule discovery appointments for the CCMC BD team, following structured call cadences and approved messaging.

  • Consistently work assigned lists to meet daily and weekly outbound activity targets.

Pipeline and CRM Management

  • Log all calls, contacts, activities, and outcomes accurately and in real time in HubSpot.

  • Maintain clean, current data so the team has reliable visibility into top-of-funnel activity.

  • Track appointments set, completed, and converted to support performance reporting and KPI measurement.

Collaboration and Continuous Improvement

  • Partner with BD representatives, Sales Operations, and Marketing to align on lead quality, messaging, and handoff expectations.

  • Provide front-line feedback on lead sources, scripts, and objections to help refine the prospecting approach.

  • Participate in ongoing coaching, training, and call review to continuously sharpen phone skills and qualification technique.

Requirements

  • One to three years of experience in inside sales, appointment setting, SDR/BDR, or a high-volume phone-based role preferred.

  • Comfort and confidence with high-volume outbound cold calling.

  • Strong phone presence with the ability to build rapport quickly and handle objections professionally.

  • Excellent verbal communication and active listening skills.

  • Highly organized and self-motivated, with the discipline to hit daily activity targets in a metrics-driven environment.

  • Experience with a CRM platform required; HubSpot experience is a plus.

  • Experience in HOA or community management, property management, or real estate is a plus but not required.

The physical requirements can vary, but generally, they may include:

  • Lifting: Occasionally lift and/or move up to 25 pounds (event materials, supplies)

  • Mobility: Occasional walking

  • Working Conditions: Primarily office-based environment

  • Personal Protective Gear: Not routinely required

  • Extended Sitting/Standing: Alternates between seated administrative work and occasional standing

  • Manual Dexterity: Regular use of computer, phone, and office equipment

  • Driving: May require some travel as needed
