Join a growing residential property management organization focused on creating well-managed, sustainable, and resident-centered manufactured home communities across the country. As a Renewals Specialist, you will oversee the end-to-end lease renewal and rent increase processes across a diverse, multi-state property portfolio. You will play a key role in protecting occupancy, improving resident retention, and supporting net operating income (NOI) objectives through accurate, compliant, and data-driven renewal strategies. Working closely with Community Managers, regional leadership, and corporate teams, you will ensure renewal activities are executed consistently and within applicable legal requirements. This role combines operational ownership, regulatory awareness, analytical thinking, and cross-functional collaboration. It offers an opportunity to streamline processes, strengthen portfolio performance, and contribute to the long-term stability of residential communities.
Manage rent increase strategies and execution: Own the annual rent increase process from planning through implementation, maintain renewal and rate-increase calendars across the property portfolio, and coordinate timing with lease expirations, occupancy objectives, and financial targets.
Oversee renewal administration and compliance: Manage renewal notices across multiple states, ensuring accurate preparation, delivery, documentation, and execution in accordance with applicable landlord-tenant laws and required timelines.
Maintain accurate property records: Program and validate approved rent increases within property management systems, maintain accurate lease expiration dates and resident information, and ensure renewal triggers and documentation are up to date.
Monitor renewal and retention performance: Analyze renewal acceptance rates, resident turnover, delinquency, occupancy, and post-increase results to identify trends and recommend improvements to pricing and retention strategies.
Coordinate non-renewal processes: Partner with Community Managers and regional leaders to assess renewal and non-renewal decisions, manage related documentation and communications, and track move-outs, home disposition, and turnover readiness.
Strengthen resident retention: Identify operational challenges and resident experience issues that may affect retention, recommend corrective actions, and support initiatives that improve occupancy and resident stability.
Deliver reporting and performance insights: Prepare regular reports covering renewals, rent increases, occupancy, collections, compliance, and retention metrics, providing leadership with actionable insights into portfolio performance.
Collaborate with operational stakeholders: Maintain proactive communication with Community Managers, Regional Vice Presidents, legal resources, and corporate leadership to coordinate upcoming renewals, address compliance concerns, and resolve operational issues.
Drive process improvement: Identify opportunities to standardize renewal workflows, improve efficiency, automate administrative tasks, and strengthen data accuracy across the portfolio.
Maintain regulatory awareness: Stay informed about changes in state-specific landlord-tenant regulations and manufactured housing requirements, ensuring renewal practices remain compliant and consistently implemented.
Support portfolio-level objectives: Align renewal execution with occupancy protection, resident satisfaction, operational consistency, and net operating income goals while exercising sound judgment in complex cases.
