We are seeking a precise, analytical, and highly organized Property Accountant to take ownership of the financial health of assigned property groups. This is a comprehensive, full-cycle accounting role that goes beyond simple bookkeeping.
Operating as an independent contractor fully embedded in our US operations, you will be the financial guardian of multiple self-storage sites. You will handle daily multi-account banking transactions, engineer month-end journal entries, build out comprehensive monthly financial statements, and conduct deep performance analysis on site metrics. Additionally, this role requires strong communication skills, as you will act as a key contact for third-party owner relationships, translating complex financial data into clear operational insights.
Responsibilities
~1 min read- Multi-Account Banking: Efficiently track, verify, and post daily bank transactions across multiple property accounts, ensuring ledger accuracy.
- Expense Classification: Analyze and audit expense classifications to verify that costs are allocated to the correct general ledger (GL) codes and property buckets.
- Bank Reconciliations: Perform meticulous monthly bank reconciliations for numerous operational accounts, proactively hunting down and resolving discrepancies.
- Journal Entries: Prepare, calculate, and post month-end adjusting and accrual journal entries to close the books accurately.
- Financial Statement Preparation: Compile and prepare comprehensive monthly financial statement packages (Balance Sheets, P&Ls, and Cash Flow statements) for assigned property portfolios.
- Site Variance Analysis: Review and analyze monthly site-level performance against budgets, highlighting operational variances and financial trends for leadership.
- Owner Relations: Serve as a professional, effective point of contact for third-party facility owners, answering financial inquiries and delivering clear asset updates.
- Critical Diagnostics: Apply advanced problem-solving and critical thinking skills to identify systemic data errors, operational bottlenecks, or billing anomalies.
Requirements
~1 min read- 3+ years of professional accounting experience, ideally with a focus on real estate, property management, or multi-entity accounting frameworks.
- Elite English Proficiency: Flawless written and verbal English communication skills are mandatory. You must be completely comfortable discussing financial metrics with US leadership and third-party partners.
- Software Competence: High proficiency with Microsoft Excel (VLOOKUPs, pivot tables, data formatting) and strong overall comfort navigating modern accounting platforms.
- Detail and Accuracy: A proven track record of high-speed data entry coupled with a near-zero error rate.
- US Time Zone Alignment: Complete availability to work a structured 9:00 AM to 5:00 PM shift in either Eastern Standard Time (EST) or Central Standard Time (CST).
